I am looking for a replacement tenant of a studio of Unite Students at Walmsley Studios, EC1V 4AT .

This is a studio of student accommodation, thus rent fee has already included wi-fi, heating, water, gas and electric. Thus tenant could have no worry of both current and potential EPC ratings.
In addition, this building also has many facilities, including a gym, bike storage, laundry, common areas and rooms, communal study areas and an outdoor social space.
The room has 13 square meter and is on the 2nd floor, and the entire building is located at a quite block. It takes about 25 min walk from there to King's cross and 30 min walk to Euston.

Because I have never moved into this room, it is new for this year. The rent period is from 11/09/2021 to 10/09/2022, but because I have paid for the rent instalment 1 and 2, the actual rent fee for new tenant needs to pay is only £6097 by 25/01/2022 and £3135.6 by 25/04/2022 (total £9232.6).
The weekly rent price for such a studio has already been cost-effective (£335 per week). These together mean the new tenant who replaced me would rent this studio with an extremely favourable price if moving in earlier.

I used to live in another Unite Students accommodation, which has beautiful and modern interior decoration, and their service staffs are friendly and dedicated. This one also has similar high quality. Besides, the building of this studio has been redecorated in previous several years.
The living experience would be excellent, especially if you prefer a quiet environment for study or working.
