I am putting my house up for sale in the New Year so lodger will need to be happy with viewings arranged in advanced and accompanied by the estate agent.

I have a large en-suite double room and a regular double room with a shared bathroom in my little house in Brighton's fabulous North Laine for a student lodger who loves dogs
Needs to be a student for council tax reasons

(sorry not suitable for couples/professionals/economically inactive).

The rent is inclusive of everything - including cleaning products, loo rolls etc. I do need you to be respectful and responsible with resources though!

It’s ideal for mature students or international language students.

The house will be home to you, another student, me and the most important resident. - my dog.

All of the rooms are newly refurbished, new carpets, mattresses and bedding etc and furnished with good quality furniture.

The bathroom is also refurbished has a great rain shower.

The kitchen has a fridge freezer, dishwasher and washing machine

We do all of our socialising outside of the house so this room would suit a student who is serious about their studies and wants a quiet, warm, safe, tranquil calm home with 24/7 hot water and fast WiFi to which to come back

Five minutes walk to St Giles International School and under ten minutes to Kings and the railway station

Cafes, shops and the nightlife Brighton is famed for are footsteps away.

The railway station and bus stops linking you to all parts of the city are five minutes away.

Major supermarkets and the independent food shops are just around the corner.

I don't ask for a deposit as I like to treat people as adults.

All I ask for is photo ID and student status, right to live in UK.
