It is a brand-new studio with a kitchenette (induction hob, 3-in-1 microwave and personal fridge and freezer provided). One three-storey storage cabinet is provided. There is a full bathroom and ample clothing storage available to rent immediately. A convertible single/double bed with storage is provided to the guest. Soft furniture is not provided.

Please note that this is not a student residence or a large building in a commercial area. It is located in a quite residential area. It is an annex to the main house. Each of the resident of the building needs to be responsible for their own cleaning and keep quiet at all time.

The rent includes most bills such as electricity, heating, council tax and WIFI. I cover a large share of utilities. There is off-street parking.

Transport:

Close to Custom House Crossrail and DLR station - 15 min walk, or less than 10 min bus ride. Within 5 mins you get to Canary Wharf and 15 mins you get to the city via Crossrail. 17 min get to Tottenham Court Road Central London area. Very convenient!

The property is 5 min walk to bus stops (473, 147, 300, 276, 304, 376, 262) take you to Canning Town, Plaistow and Stratford, East Ham Stations within 15 mins.

Transport to Airport: London City Airport is within 20 mins bus ride, London Stansted is an hour away by airport express from Stratford or train, and Heathrow is within an hour or so by Crossrail station.

Newham Leisure Centre (largest gym in the area with a swimming pool) is 5 minutes walk and Newham General Hospital is 10 minutes walk.

Universities: Queen Mary University of London is within 30 mins by public transport.
University of East London - 20 min on public transport
Newham College - 10 min walk

Students or young professionals are welcomed! Please note that this is not a large space, however, I have some storage to offer with occasional access only. Please consider this factor. I won't allow guests with lots of luggage.

A single person with a partner who occasionally visits is allowed. Guest is allowed as long as it is not continuous for an extended period. The space is limited. Hence, it is not advised for couples to stay for the long term.

Discounts apply to longer-term rents of more than 6 months.
