Currently looking for a new flatmate to take over a Double room available in a lovely spacious central flat!

The flat is on the ground floor with a large living, dining kitchen area with plenty of storage, dining table, a full height fridge/freezer, dishwasher and washing machine. The large French doors open onto a small patio area perfect for summer.

The Bedroom for rent has lots of storage with a walk in wardrobe, chest of drawers, double bed and floor to ceiling window so is lovely and bright.

There is a modern bathroom which would be yours to share between one other flatmate as the master has an en-suit. It has a bath/shower, sink, toilet and plenty of storage.
There are also 2 large storage cupboards in the property for any cases or boxes.

I have been in the property for 5 years and think it is the perfect rental for a young professional. The block of flats is relatively new, requires very little heating and is very quiet for its location. There is a parking permit for the property free to use. The flat is within walking distance of a variety of shops, supermarkets and cafes. Only a 10 minute walk to the Omni Centre and 10 minutes to Leith.

A little about us, we currently work as professionals in hybrid office/home office roles. We love to socialise going to restaurants, bars, pub quizzes etc and exploring Scotland's sights with long walls and bike rides. As well as relaxing with a cold beer or glass of wine while cooking and listening to music or watching the latest tv series.

The room is available from Monday 31st July, however flexible to suit new tenants. The landlord requires a reference before moving in, but it shouldn't take more than a week to get any paperwork sorted.
