The room is the biggest on the property and comes fully furnished with a double sized bed, curtains, desk, lamp, sofa, coffee table, wardrobe, chest of drawers and a full length body mirror.
It has a stunning view out north over the rest of new town Edinburgh. meaning it gets the sun nearly all day. despite being large the room retains its heat well and is generally very comfortable to be in.

the rest of the flat:
the flat comes with a fully furnished kitchen with 3 freezers and 1 fridge as aswell as an oven and hob. a large dining table and a sofa. there is plenty of storage cupboards and drawers to store items. there is a lots of space to prepare food so even if all four of us were cooking we wouldn't be in each others way. there is also a microwave, toaster and kettle already provided in the flat. kitchen benefits from the same view as the room as it is also north facing. attached to the kitchen is a small utility area with the sink and washing machine. we use a gas boiler so the hot water is near instant ans so is the heating.

we have a shared bathroom downstairs with a bath and shower.

The bills for the month are around £10-£20 for electricity and gas and the internet is covered in the contract. we are getting optic Fibre broadband so speeds of up to 100mbps perfect for a student learning online.

whilst this flat does not have a shared living room area. (the kitchen being the main area we would congregate in) the room itself is very large and spacious essentially functioning as your own personal living room and bedroom.

A little about me and the other flatmates:

I am a student who is leaving to go back home due to covid-19 and want to find a replacement asap. the flat has a really friendly atmosphere and all the others are really enjoyable to be around. the other flatmates are quite hard-working but regularly we would have had our friends round before the covid restrictions were in place.

The landlord is a very friendly and amicable guy and has been very accommodating to me during my stay here. i wish i could stay longer.

The contract is till August 2021 and as your replacing me this will be the same for you. The rent has already been agreed that it will not be increased during the fringe festival period so it's really a steal. The 520 a month also includes council tax and internet. Like I said if I could stay here I wouldn't be letting this place go.
