I am looking for a flatmate to fill the vacant room in this bright and spacious 2 bedroom flat in Mayfield.

The room comes furnished and it has a walk-in closet. The flat is close to Cameron toll, where there are multiple shops including Aldi and Sainsbury’s. It’s close to the university of Edinburgh Kings Buildings and a 30min walk from the meadows/university central campus.

The rent includes Wi-Fi. Electricity/gas bills are around 50£, depending on the time of year.

Council tax band E . As a student, I’m exempt from paying council tax so if you’re a professional that is something you’d have to cover (I believe you’d be entitled to a discount though).

I’m a PhD student. I’m open and friendly. I am respectful of others’ space, but also enjoy hanging out in the evenings. I’m looking for a mature student/young professional who is clean, tidy and easygoing. I am looking for someone who values a calm, homey environment.

The room will be available from December 1st, but I will be holding viewings earlier to make sure I find the right person.
