Sunny double room with plenty of storage space available in Marchmont

As I am soon moving away from Edinburgh, I am looking for someone who would like to take over my room in Marchmont. Ideally, this should be an undergraduate or postgraduate student for council tax purposes.

Move-in date is negotiable but should be some time between the 7th and 21st of March.

Location:
The flat is in a very good location, with quick and direct links to the central campus, King's buildings and Bioquarter (the stops for buses 5, 9, and 24 are within 1 minute from the flat). Also, it is a 10 minute walk away from the Meadows). There are several convenience stores within 3 minutes, including a Sainsbury's, a Nisa, and 2 pharmacies. The room points towards the south-east, so you can see some lovely sunrises from the window.

Facilities:
There's a spacious kitchen and hallway. The room has a double-sized bed, a desk, and plenty of storage space, including 3 wardrobe compartments, 2 underbed drawers, and a window seat chest (see photo). Also, the flat has a storage room, and a pantry for food storage.

Current flatmates:
The current tenants, 3 4-year undergraduates, are quiet, respectful but also chatty and sociable. They are due to graduate this summer, and they are likely going to move out, which is why we are happy to consider both short term lets, in which case the moveout date would have to be negotiated with them, and long-term lets.

The landlord is very helpful and will solve any issues quickly.

Bills are around £40-£55 per month (including wifi, gas, electricity and stair cleaning).
