Double room to rent in a clean and friendly house 5 minutes walk from Exeter City Centre. The house has undergone complete refurbishment over the last 5 years, with new central heating, electrical re-wire, new drainage and water mains, 3 new bathrooms, kitchen/diner with all new appliances and under-floor heating. The bathrooms have spacious showers with excellent water pressure and the main bathroom also has a bath. We have a dining room and a large front lounge, with a corner sofa, sofabed and 40inch LCD TV. High speed Virgin broadband is included in the rent. The pictures do not show the new set up of the dining room and lounge and I will get new pictures later this week.
We have a small patio garden with key-code access and a sheltered bike rack which is safe and secure for you to lock a bike up. The room comes furnished with a double bed, chest of drawers and wardrobe space, both freestanding and built in.

Parking: Exeter City Council recently introduced permit parking at the property which operates between 10am and 4pm Monday to Saturday. Allocation is 2 per household and both permits are currently taken, but one will be coming available at the end of January and will cost an additional £30/year which is payable to Exeter City Council.

Location: The house is situated at the top of Park Road, 5 minutes walk from the Vue cinema and Princesshay in Exeter city centre. In under two minutes you can walk to one of three local shops, 2 pubs, a cafe/restaurant and a park. We are on the corner of Pinhoe Road and Polsloe Road with excellent bus links and only a ten minute walk from the nearest railway station. Exeter airport is a 15 minute bus ride away.

Housemates: You’ll be sharing with two males and a female. They are an international mix of working professionals and post-graduate students who get on well, work hard, had lots of hobbies (pre-covid), loved the Friday feeling and enjoyed the odd mid-week beer/BBQ/festival etc! They will be looking for somebody laid back and friendly, who is like minded, respectful of the other housemates and of the house and who cleans up after themselves. Everybody chips in £13.50 each month for for a cleaner who comes every other week to do the more annoying deep clean jobs, but otherwise the rest of the cleaning, washing and day-to-day tidying is down to the housemates.

Rent: £450pcm to be paid on 1st of each month by bank transfer. One month’s deposit will be required to secure the room. Bills, council tax and house insurance are included in the rental cost.
