This is a Partially furnished flat with flatsharer's own Double Bedroom with large built-in wardrobe, and new double bed. Living room has a sofa, footstool, large wingback reading chair, 4 seater table and chairs, and large sideboard. All recently new appliances, to include a small, trusty, barista style coffee machine, as well as some tableware.

Gas central heating from new boiler and double glazing throughout. Newly renovated Bathroom with shower. The flat has a spacious living room, cool kitchen with washer, bright bathroom and a garden backing to a large woodland and meadow. The garden has a large covered storage shed and a seperate deck platform for outside lounging. There are two bedrooms in the flat, but the smaller, single bedroom will remain unoccupied but can be used for visitors. So essentially, this is a room to let opportunity, while having use and privacy of the entire two bedroom flat.

Utilities are not included in the rent, but broadband cost can be negotiated. If not a student and exempt, the flatmate will be responsible for their share of council tax. The flatsharer will need to show proof of register with the council prior to fully moving in, to avoid confusion about council tax tariff.

The flat owners are a friendly young family living abroad. We are looking for a clean, tidy and considerate flatsharer to benefit from our lovely flat. Ideally, we are looking for a student, and prefer a person who exercises a plant based diet, but EVERY potential flatmate will be considered on an individual basis. This is an upper flat in a traditional four in a block building, occupied by small working families, and so this is not suited for persons who do not understand close-quarter etiquette, such as consideration of 'reasonable hours'. Couples will be considered, but a negotiation of additional cost(s) to the room let price (approx. £135) would be required.

A tour of the flat can be provided by video conferencing or in person. In person viewings will need to be scheduled between May 28th-June 12th. Additional photos upon request, and considered for more serious inquirer unable to meet.
