Hi! I’m Tom, a PhD student looking for a lodger in a spacious two-bedroom flat.

This fully furnished, top-floor flat in a listed building is on Kensington Road, a peaceful residential area with friendly neighbours and lovely views. It’s 14 minutes’ walk from the University of Glasgow campus, 11 minutes’ walk from the nearest subway station, 4 minutes’ walk from the nearest bus station, and 1 minute away from the nearest GP.

Rent includes broadband, gas and electricity. A deposit equal to one month's rent is required, at the latest, one day before arrival.

Room Features:
- Double bed (heated blanket provided), bedside tables with 2 draws each, and lamps.
- Study desk with 8 storage draws, comfy office chair, office lamp.
- Two Bookshelves/storage space, mirror, hanging rail (not pictured).
- Double-glazed windows, large radiator.

Flat features:
- Shared spacious living room/library with functioning log burner and lovely views of the nearby garden/church.
- Modern bathroom with dual bath/shower, basin unit and mirror with storage, heated towel rail.
- Modern kitchen with a dishwasher, washer-dryer, coffee machine, dining table and window seating.
- Access to the garden at the rear of property.
- A quiet but sociable landlord (me); reference from a previous lodger can be provided on request.

The catches:
- No smoking or pets allowed.
- If you are a student, council tax is not a payable cost. If you are a professional/do not have a council tax exemption, you would need to cover your council tax.
- I need a lodger who will help keep the communal areas very clean and tidy. It's home, and I need someone to treat the place like it's their home as well.
