Looking for someone to fill my flatmate's room in this lovely light flat.

The flat:
The ground floor flat is modern and fresh. There is underfloor heating, which I've never had to use as it is really well insulated. We didn't have the heating on at all this winter!
There is a dishwasher and washing machine and I have a heated drying rack which does all the work for heating the flat.

There is a small gravel courtyard that currently has a table and 2 chairs and some pots for herbs and things. They all belong to my housemate so any prospective tenants who are green thumbed are welcome to have pots etc out there.

The bathroom has a bath and shower with decent water pressure.

A lot of the furniture in the living room belongs to my flatmate. I am planning to buy a sofa for when he leaves and have other bits lined up as well. If a prospective tenant has these however, that would work out well! The bedroom would also come unfurnished.

The room has a built in wardrobe and is big enough for a double bed and additional storage.

The windows were recently re-fit and are double glazed.

The area:
The flat is 5 minutes walk from Waitrose, 10 minute walk from the big Tesco and a short drive to both Lidls (my preferred) and then a 10/15 minute walk into the centre of town depending on how fast you walk.
It is about a 15 minute walk to the train station.

There is a communal bin area and we don't need to put the bins out, so no forgetting about bin day!

Parking:
There is sadly no off street parking and I already have a car permit for street parking, so an additional car permit would be necessary to purchase if you do have a car.

The is a covered bike rack.

About me:
I am a 31 year old actor, singer and teacher and also work in hospitality so my hours are variable. I am part of a theatre company based in Cheltenham and am passionate about community theatre and creative projects.
I like cooking and would love to find someone who's wanting to live together and share meals and hang out to watch some tv or chat. But I am open to someone who wants their space and to simply cohabit.

Currently my flat mate and I have a joint account that we put money in to for groceries and bills etc which I would like to do with a prospective flat mate for ease but again, understand if someone else would rather keep things separate.

In my spare time I knit and attempt to be crafty. I try to be as tidy and clean as possible and respect communal space. I am friendly and chatty. I have a boyfriend who does stay round on occasion.

Pets:
I don't have pets. I believe that you could have one for an additional monthly charge. I am an animal person and wouldn't mind someone having a pet, so long as they were well behaved and house trained etc.

Council Tax - Band B
EPC - C
Bills come in at around £200 per month give or take inc internet, water, electricity etc.
