Hi! I am looking for someone to take over my tenancy as I have deferred my studies. This advertisement is for one double room in a spacious and bright 3 bedroom apartment in Jesmond. The flat is located just a 20 minute walk to the city centre, about 10 minutes to both Newcastle University and Northumbria University main campuses, and less than 5 to many of the popular student pubs, bars, restaurants and cafés. There is also a metro less than 2 mins walk from the flat. The tenancy began on 01/07/2024 (all rent and bills have been paid up until now), and will end 29/06/2025.

About the room:

Double bedroom fully furnished with a bed, mattress, desk, chair, wardrobe, chest of drawers, bedside table and a lamp. There is one window that lets in lots of lovely natural light and a full length mirror directly outside the bedroom(s).

About the Flat:
The flat has two floors with the living room, bathroom and one bedroom on the top floor, and two bedrooms on the bottom floor. The living room is open plan and incredibly spacious with two large windows that let in lots of beautiful natural light during the day. The bathroom was just repainted and thoroughly cleaned prior to the tenancy start in July, and has a heated towel rail, shower and bath, and mirror cabinet.

Amenities:
The flat comes equipped with cleaning equipment including a Henry hoover. There is a washer dryer, gas hob, oven and large fridge freezer included. A microwave, kettle and toaster have already been purchased and you will need to pay £37 towards that.

Bills:
All the bills have been arranged and payment has commenced. Gas and Electric are with Octopus Energy, Wifi is Virgin media and Water is paid by the landlord. The total costs for the bills are approx, £50 pp per month. There is also a sewage cost which will be paid at the end of the tenancy and costs around £200 altogether. Council Tax Band B (free for students).

About the landlord:
The landlord is wonderful and helpful and responds to any queries very quickly, usually within a couple of hours.

Hello, we're Favour and Maddy - your potential new flatmates! We are studying Pharmacy and Medicine at Newcastle University so if you have lectures in the Medical or Dental School you already have two wonderful walking buddies! We are very balanced individuals who enjoy working hard but we're down for a good night out too. We both enjoy reading, walks, going to the gym, watching movies and trying new restaurants and cafés.
