The rooms are both good sized doubles, furnished with double bed, mattress & mattress cover, wardrobe, chest of drawers, bedside table, desk & chair. They are both on the first floor.
There is a communal Living Room, well-appointed Kitchen, and Dining Room with Utility Area. There are also two Shower Rooms, both with basins and one with a toilet, and a separate Toilet.
To the rear there is an enclosed Yard/Garden and a secure covered alley.
Gas, electricity, water, council tax and WIFI (Virgin Fibre Broadband) are all included in the rent.
There are no application fees or tenancy renewal fees.
The rent for each available room is £410.00 per month, and we will require a deposit of £450.00, which will be protected by My Deposits and refunded at the end of the tenancy, subject to any rightful deduction.
Tenancies are monthly periodic and can be ended by the tenant giving one month's notice expiring on a rent due day. We are looking for tenants wanting to stay at least six months, and preferably longer.

PAYMENTS OTHER THAN RENT
We do not charge any application or initial tenancy set-up fees, or any renewal fees. However, in addition to paying rent for the property, you may be required to make the following permitted payments:
Before the Tenancy Starts: -
* Deposit: This will be a maximum of 5 weeks rent, will be refundable at the end of the tenancy subject only to any rightful deduction, and will be protected by 'My Deposits'.
During the tenancy: -
* Up to £50.00 inclusive of VAT if you want to vary or assign the tenancy.
* Bank base rate plus 3% on rent that is more than 14 days in arrears, calculated from the due date.
* Payment to cover reasonably incurred costs of replacement keys/security devices.
* Payments to third parties: such as the TV Licensing Authority.
