REGULAR BILLS ARE £64 ( THIS MAY HAVE TO INCREASE IN THE FUTURE AS COUNCIL TAX IS LIKELY TO RISE ).
£16 PER MONTH FOR CLEANERS. ( 2 HOURS PER FORTNIGHT ).
THAT TOTALS £444 PER MONTH AS A REGULAR AMOUNT. PLUS THE GAS AND ELECTRIC PER MONTH (THIS WAS £52.46 LAST YEAR ON AVERAGE. I DO TRY TO MINIMISE TO AMOUNT OF BILL COSTS TO MY TENANTS.

THE HOUSE IS A LARGE HOUSE. IT HAS AN UPSTAIRS BATH / SHOWER ROOM WITH A LOO AND A SHOWER AND LOO DOWNSTAIRS TOO. THERE IS A SEPARATE LOUNGE DOWNSTAIRS WITH LARGE TV ( AND COMFORTABLE SEATING. THERE IS A LARGE KITCHEN WITH A DINING AREA.
THERE IS A GARDEN AREA WITH SEATING. THERE IS A SHED IN WHICH BICYCLES CAN BE KEPT.
THE OTHER TENANTS ARE PROFESSIONALS AND GET ON WELL. THERE ARE 3 GIRLS AND ONE CHAP , THE AVERAGE AGE IS ABOUT 27 .

THE COST OF THE ROOM IS £364 PER MONTH . THERE ARE BILLS TO PAY I’M AFRAID. THESE COME AS TWO SEPARATE CATEGORIES. ONE IS A SET AMOUNT EVERY MONTH ( £64 ) AND COVERS BILLS THAT DON’T CHANGE TOO MUCH .THAT IS COUNCIL TAX , BROADBAND, TV LICENCE, CABLE TV AND WATER AND SEWAGE RATES..

THERE IS A FEE FOR A CLEANER WHO CLEANS THE COMMUAL AREAS ONCE EVERY TWO WEEKS - THAT FEE IS £16 PER MONTH EACH.

THE OTHER CATEGORY OF BILLS IS FOR GAS AND ELECTRIC, WHICH IS CHARGED ON AN AS USED BASIS. THIS BILL IS DIVIDED BY 5 ( THE AMOUNT OF TENANTS ).. I HAVE DONE SOME NUMBER CRUNCHING FOR LAST YEAR. ON AVERAGE THE AMOUNT PER PERSON FOR GAS AND ELECTRIC WAS £52.46 PER MONTH. IT WILL BE MORE IN THE WINTER AND LESS IN THE SUMMER.
