This is a quiet 2-bedroom flat, shared with just one flatmate (myself), located on the top floor. Please note all bills: (Council tax, water, gas, electricity, high speed internet, streaming services etc.) are included.

The communal areas include a cozy living room with wood burning stove and projector, a fully equipped kitchen, a shared bathroom, and loft storage space. There is also a private garden accessible from the first floor, which is a wonderful feature! The room overlooks the garden with a lovely view. It’s generally unfurnished, but I can get a bed and mattress if you prefer.

The flat is tucked away behind the Marshes, conveniently close to Clapton and Hackney, and easy to cycle to. Bus 55/56 stops on Lea Bridge Road, and the nearest tube station is Blackhorse Road (Victoria Line).
The flat would suit someone looking for a chilled and cosy home.

The move-in date is the start of November. The process includes submitting proof of income, documents, and a landlord reference, so a bit of time is needed. A minimum of 3 months as a trial, but ideally you'd be keen to stay longer.
On street parking is available with a residents permit from Waltham Forest Council starting at £65/year.

As well as me, you'll be sharing the space with my affectionate cat, so cat lovers are a must.

I’m a 47-year-old filmmaker with a passion for storytelling and visual arts. I enjoy the cinema, films and writing. It would be great to share some common interests, though it’s not a requirement. Since it’s just the two of us, I hope for a clean, relaxed, and sociable atmosphere—occasional shared dinners, but also respecting each other’s downtime. I’m looking for a respectful professional who wants a home rather than just a place to sleep.
