Fully inclusive of all bills this lovely sunny large double bedroom has plenty of space for a work desk if needed. The desk in the photos belonged to the previous lodger so is not in the room but all the other furniture as seen is. The bed has a brand new mattress. There is a built in wardrobe with light inside and a large chest of drawers for clothes, storage. As the bed is a lovely wood frame and not a divan there is also storage under the bed. The floor is laminate.

The lounge has a sofa, dining table and chairs and flat screen wall mounted TV, it also has a door leading out into the garden. The garden is small but south facing so gets lots of sun. The broadband is Vodaphone FibreOptic and works well in the garden, so if you do work from home and fancy sitting in the sun to work you can (if we have sun that is).

The kitchen is new and fully equipped with gas oven and hob, an American fridge/freezer (so plenty of shelves each!), microwave, toaster and all general equipment (pots, pans plates etc). There is a separate utility area that houses a brand new washing machine (with lots of economy settings) and a tumble dryer if clothes can't be dried outside. The house has a new combination boiler for constant hot water and efficient central heating. The house also has new double glazing throughout.

All bills are included and there is high speed fibre optic broadband (Vodaphone). .

The house is a Victorian terrace property that has been updated and renovated. Due to restrictions by the council there is no availability of parking permits, so it is not suitable for someone that needs a car at the house.

The house has ideal access to the town centre, Royal Berkshire Hospital and university campus (London Rd & Whiteknights). The Oracle centre/Riverside with the 11 screen Vue cinema and extensive range of restaurants, shops cafes etc is a 3-4 minute walk (depending how fast you walk). There is a Tesco-local 2 minutes away and the bus stop for Whiteknights campus are also located there. Walking to Reading station takes 15 mins. Whiteknights campus is a 20 min walk (sports hall corner). London Road campus is 5 minute walk and RBH 10 mins.

The house has three bedrooms but 99% of the time only two people are here. The main bedroom (that has it’s own bathroom) has a mature lady renting it and I (the owner) now use the smallest third bedroom. I bought the house in Reading because I worked here Monday-Friday, however, due to COVID, I can now work from home which is elsewhere, so I do not need to be at Reading. By keeping the small bedroom I will on a very odd occasion be ‘crashing overnight’ when I come to visit colleagues or friends, but I will not be living here. So in renting this room it is in effect renting a bedroom in a 2 person house, not 3. I hope all that makes sense, I am just trying to explain the set-up here so it is clear.

We have always kept the home environment quiet and generally do the socialising outside of the house and I am looking to find someone who feels the same way. It keeps the house a nice safe space for relaxing and living and it is what the other lady is used to.

Being a terraced house it keeps warm anyway but the heating is set to 19. I know some people like to live in 't' shirts and shorts and have heating blasting out. With the huge spike in energy costs I am amazed anyone can do that anymore and apart from the environmental impacts, it is just not practical cost-wise. So if you're a T shirt/shorts person then this probably isn't for you!

The other lady here is an IT professional who works from home and if you work nights that would be fine as the work does not generate any noise so you could sleep easily.

Looking to find a pleasant, considerate, articulate person. It is important that the concept of cleaning and taking care of things is on your radar, sinks left full of clutter just means others cannot wash up or prepare things, it's just about sensible use of shared spaces. A wonderful cleaner comes every two weeks and does the 'heavy lifting' cleaning of all shared areas and they also clean the bathroom that comes with this bedroom. However they do not clean the bedrooms.

The bathroom for this bedroom is on the ground floor (the bedroom is on the first floor) and you basically have the bathroom to yourself. The bathroom has a full bath as well as shower. On the very odd occasion when I come to the house (as mentioned above) I would use this bathroom but I would not keep any personal products or items such as towels or toothbrush in the bathroom - all the shelving and space would be for you. I would just use it’s facility on the very odd occasion I was staying over. I would keep my towels and items in my room. The other lady has her own ensuite bathroom.
