Hello everyone,

My name is Katie and I’m a live-out landlord with a large, bright and cosy double room up for rent in Crookes, Sheffield, S10. The room will be available from Saturday 4th May.

Crookes is a very friendly, safe and vibrant part of Sheffield. There is a bus stop on the street 1 minute away from the house and its location is within 5 minutes walking distance to shops, 15 minutes walking to the hospitals, and 25 into the city centre.

The room is the whole top floor/attic, so is very large and private. It is bright, with a velux window facing the garden which is south facing. It is currently furnished with a double bed, wardrobe and drawers, bookshelf, desk area and seating area. Please note, the photographs feature the current tenants belongings (including their TV), which will be removed when their tenancy ends.

The house itself is a large, 4 bed terrace and there are three other housemates living there in the remaining three rooms. One of the housemates lives between Sheffield and their home town and so is usually not in the property at weekends. The house was completely in renovated in 2021 with a new kitchen, two new bathrooms, and a new living room. The kitchen, living room and first bathroom are on the ground floor on the garden side. The living room has a big L shaped sofa and a large TV with all the mod cons. The main bathroom is on the first floor, with an additional downstairs loo off the lounge. The kitchen and hallway were redecorated in December 2023. There is free on-street parking right outside the house.

In the kitchen there is an American style fridge-freezer with space so everyone has their own shelf and drawer. There is also a kitchen cupboard for each tenant and plenty of space communally. The house is furnished with all kitchenware so you would not need to bring anything. There’s a microwave and a washing mashing with tumble dryer. There is also a large standing freezer in the basement, in case people need extra freezer space. There is also lots of space in the basement for storage of items you don’t want to keep in your room, like a suitcase.

Three housemates currently live in the property and see the place more as a home than a “rented house”. As mentioned previously, one tenant is usually away at weekends. They all work so like to have a quiet house after 9 in the evening during the week, then relax a bit more at the weekend. They do things like eat together now and again, and go to the pub. They like to keep it clean and tidy, and be respectful and considerate of one another - and they’re looking for a housemate who would be similar. If you like to join them in being social at the weekend that would work, but equally if you like to keep a bit more to yourself that would also be a good fit as they know everyone is different.

The minimum term is 6 months and there is no maximum. After the 6-month fixed period, the contract will run to a rolling one and once this has started, should you wish to move out, we ask for a two month notice period in order to re-fill the room. The rent is £550 per month, paid on the 25th by direct debit, and the deposit is £550 up-front at the start. We use the TDS to protect your deposit. The rent includes all bills EXCEPT gas and electricity. One of the tenants organises this energy bill, and the bill for that is split equally between the four tenants per month.
