Hi, I'm Colin, I'm a private landlord and as such I'm open to negotiations such as paying a larger deposit and not having a guarantor for example. I have had this house for 21 years(since my son was at York Uni) and have recently refurbished.
The rooms are let on an individual basis, tenants (realistically) should be full time students in order to have a council tax exemption and not pay an extra £1400 per year in Council tax. Council tax (band D) is not included in the rent.
The bills included in the rent are; Gas, Electric, Water/Sewage, 500Mb Broadband, TV license and gardening (except grass cutting). Since the last energy rating we have had a new more efficient boiler fitted, radiator thermostats and double glazing. The house is safe and secure, there is also very secure bike storage.
Finally both I and the house are signed up with the YorProperty Accreditation Scheme and licensed by the council meaning that the house meets the fire safety, security and all the other recommendations. No contract fees etc. (as per the law!)
