We are pleased to introduce you this newly-built (2019), well-presented, and spacious apartment house (1076 sq. ft). The second floor features two bedrooms [2/2 AVAILABLE], each having an extra large-size bed and their own assigned bathroom. The first floor features a master bedroom (en-suite) equipped with a large-size bed, large-size wardrobe, as well as a mini-lounge area [1/1 AVAILABLE].
The property features high ceilings, luxury fittings and elegant finishes. It boasts generous dimensions and is awashed with natural light. The developer kept the existing windows but added a double glazing timber. There is a private parking space at the back of the development should you require. As you will notice during the viewing, there is plenty of storage.
The ground floor is paved with hardwood oak flooring. The bath suites are fitted with delightful oak cabinets and dreamy sanitary and tiling as well as underfloor heating. You will have unrestricted access to a bespoke kitchen lounge which has been beautifully designed by an award-winning designer and fitted with distinguished furnitures and elegant worktops as well as premium appliances. In addition, you will have the benefit of an instant hot water tap for quick curry, oatmeal, pasta, or rice dishes.
The seated area is spacious and naturally luminous. We have fitted a smart QLED TV and a popcorn maker for your “netflix-and-chill” evenings and well-earned duvet days. There is a total of three bathrooms scattered over three floors. The kitchen lounge was layered to accommodate for a grand dining table, two dining seats, two dining benches, a home cinema and a library. We keep family heirlooms and our good china in a credenza in the dining room.
All bedrooms are fitted with locks and each tenants will have their own set of keys. Each room comes with a built-in wardrobe and each wardrobe is fitted with glass mirror sliding doors. There are TV and telephone access points in each bedroom, if you wish to have your own TV cable (at your expense).
Tax rates, license fees, and cost of bills are reflected in rental prices. We would rather have you settled the first and last month of rent when you move-in. We will award you with a £100 Amazon voucher if you can find a suitable tenant before the end of our existing agreement. We do require you to give us a minimum of 72 hours notice prior to your departure so we can prepare the room for the following guests. The deposit will be returned to you on the grounds of two conditions.  If you did not break the golden house rules during your lodger agreement.  If you left the property undamaged, tidy, and cleaned (individual spaces and common areas) on your departure.
We do expect cleanliness and tidiness from all occupants. Smoking is a matter we do not take lightly and is strictly forbidden. Any evidence of such activity will forfeit your right to remain on premises. We kindly ask you to be amenable to other lodgers and mindful of the residents (no loud music and small gathering please). We work with trusted partners for the repairs and maintenance. We provide a worry-free and bespoke letting experience. We advise you to hire a professional agency to sort out the flat on your departure. We can give you recommendations.
At your discretion, we can have the property cleaned by an agency every fortnight for a reasonable fee. A road bike (including a lock, a road light, and yellow safety vest) is available upon request for a small fee. If interested, you may contact us via our cellular. We don’t answer to unknown callers.
