I am looking for someone
interested in subletting my beautiful, spacious and private 1 bedroom apartment in Edinburgh city centre. It is situated a ten minute walk from Waverley Station, on a quiet street just off a road full of shops and cafes. The flat would be ideal for a pair or a solo traveler, more detail about the flat and location below!

The flat comprises of:
- Kitchen with all the usual amenities including a breakfast table, gas hob and clothes washer/dryer
- Large separate living room with two sofas and a dining alcove with a large table and chairs that can seat 6
- Tiled bathroom with a bath/shower
- Double bedroom with a large wardrobe and chest of drawers that would be emptied ready for your stay.
- Foldaway single mattress

All rooms have uninterrupted views out across the water to Fife with beautiful afternoon and evening sun filling every room. I am an Art graduate and the flat is warmly and colourfully decorated with prints, paintings and textiles, as well as a record player and hi-fi system alongside a huge collection of art and design books that I would encourage any visitors to enjoy during their stay!

The area is ideal for anyone visiting Edinburgh. The flat is a two minute walk from the Tram that takes you straight to and from the airport, and bus links taking you across the city, as well as down to the beach and up to the Pentlands hills. The location of the flat is under a ten minute stroll from the city Centre - St. Andrews Square and Princes Street, St. James centre and the Scottish Portrait Gallery. However the flat is tucked away from the hustle and bustle of city centre life, situated at the top of New Town, a beautiful and historic part of the city with a multitude of popular cafes, restaurants, theatres and many of Edinburgh’s famed antique shops. Walking down through the New Town will get you to Stockbridge in 15 minutes, from where you can follow the leafy Waters of Leith to Dean Village, or enjoy the many cosy pubs and fantastic farmers market that the area is famed for. The flat also benefits from being under a two minute walk from a large supermarket open until midnight, a traditional independent fishmongers and across the road from and award winning organic grocers, as well as an equally award winning fish and chip shop - the best of both worlds!

The flat will be available from the 27th June to the 1st of August. Ideally I am looking for someone who wants to enjoy the flat for the entire month of July, however I would also consider letting it for either the first or last two weeks of July if I could find two visitors who’s dates corresponded well. I will be out of the country for the period of July however I have many friends and relatives in the city who would be more than glad to offer a helping hand in the event of misplaced keys and the like!
