Reason for Moving
I’m looking for two tenants to take over my current tenancy as me and my boyfriend have just purchased our first home. The tenancy runs until 09 May 2025. This is not a sublet, and a change of tenancy will be formalised with the landlord. When the tenancy ends, you will be given an opportunity to renew as normal.
Location
We have absolutely LOVED living at this property! The location is incredible, with easy access to both the Northern Line (via Kennington or Oval) and the Victoria Line (via Vauxhall). It is also possible to walk into central (e. g. Soho), which typically takes me around 45 minutes.
The immediate vicinity is beautiful. Cleaver Square is only a stones throw away, and the roads around the property are very residential and full of old, Victorian properties. Kennington Cross has some great brunch spots and restaurants: my personal favourites are Vanilla Black, Kuma and Kennington Tandoori. There are loads of local pubs to pick from, notably the Black Dog as immortalised by Taylor Swift, as well as many more (e. g. the Dog House, Old Red Lion and the White Bear).
The flat & neighbours
The flat is on the third floor of a converted warehouse. We have had no issues with noisy neighbours, nor have any of the neighbours complained about us being noisy. Everyone tends to keep to themselves, but we have good relations when our paths do cross.
The flat is made up of two double bedrooms, one bathroom, an open plan kitchen/living area with a small terrace. The flat is well lit, with large windows letting in in a lot of sunshine. I have really enjoyed the open living space, as the flat does not feel pokey which I have found is the case with previous two beds I have rented. Our highlight has been the terrace: although small, it is big enough to enjoy your morning coffee and to eat outside. The terrace was recently redecked so it is in great condition!
Furnishings
The property comes with the following furnishings:
1. Bedroom 1: bed, wardrobe and bedside table
2. Bedroom 2: bed, wardrobe, chest of drawers and bedside table
3. Living room: two sofas, coffee table, dining table and four chairs
There are a number of additional items we would be willing to part with, e. g. desk and chair in bedroom 1, full length mirror in bedroom 2, TV and stand, 3 x bookcases, floor lamp and garden furniture.
Deposit
Because we’re cutting our tenancy short, you will inherit our deposit (£2500) that is currently held with the deposit protection scheme (MyDeposits). We’re confident that the property has has been kept in great condition. However, we will only be asking for a £2000 deposit from you, so that you have some peace of mind. You will be repaid the full £2500 deposit at the end of the tenancy.
The Landlord
The landlord is Lexadon Property Group. They are very responsive to email and swift with booking in repairs when needed. Repairs can be booked using an app called Fixflo, which means you avoid needing to go through the landlord via email and any delays that that might entail. This is the second property I’ve rented through Lexadon whilst living in London and I’ve been very happy with them both times.
