Well presented, spacious semi-detached, in a quiet road in Combe Down close to the Uni, and particularly suitable for postgrads. (Please note that any non-students will be charged 

Upstairs: 2 double bedrooms, 1 single bedroom, shower room with walk-in power shower, toilet etc.
Downstairs: 1 double room (patio doors to garden), shared living/dining room and large kitchen, additional toilet.
All bedrooms have comfortable bed fitted with mattress protector and topper; desk, chair, wardrobe, chest of drawers and mirror.

Large, lawned garden and garage. Close to uni (1.5 miles) and level with it (excellent access for cycling). Broadband wi-fi (50 Mbps download) included in the rent. The other bills are according to usage; this coming year I estimate an additional £80 per person per month. 

We currently have three postgrad tenants continuing from the 2025/26 year. One room is available (downstairs, with French windows access to the garden), and tenants prefer it to be allocated to a female to maintain the 2+2 ratio. 

There are no agency or credit reference fees, and no "joint contract" concerning rent (i. e. you won't be responsible for anyone else's rent!). 

This is a totally no-smoking house.
