Decently quiet neighbourhood, shops close by, friendly quiet neighbours, gas stove, decent size living room (that is free 95%of the time), small garden/patio, free car space (I do not use), good walks in the area, your own bathroom, bus stop round the corner, chilli plants in the windows.

The room has your bathroom across the hall, is big enough for a desk and a double bed and has a large closet built in.

I am 29, male. Sociable but usually am in my room most of the time unless you want to have a moan about your day. Pretty regimented schedule, work 9-5, sleep 23:30-07:30, cook sometime between 18:00 and 20:00. I try to get away for holidays when I can. I occasionally have a couple of guests/family around for lunch. I'm tidy (mostly from being in my room most of the time) and I do my dishes right after I have eaten. I do not have any pets, I do have chillis.

Ideally I would like someone that isn't coming into the house too often past 23:00, though at the weekend I don't mind whenever. Being on top of dishes is essential. Being tidy-ish is great, I'm not overboard but like to keep it tidy. Not too loud late at night, but I've got headphones on most of the time anyway. Someone who works/does uni is essential; no night owls, sorry. Sociable or unsociable, either is fine. No loud pets and must be clean, maybe if you've got a cool cat or lizard that would be sweet, or not having a pet is also fine. Beyond that, I am easy.
