There's plenty of space in the house with a fully furnished living room which you can use as much as you like. There's plenty of space in the house with a sunroom with dining table, and a back room (study), so we wouldn't be on top of each other.

I'll be getting a wardrobe for the room, and there's space for you to put in a TV and Desk if you wanted to as its a large room.

Gas and electric would be split, but I'll cover WiFi and TV licence.

My only asks are that it's a shoes off house and please take care of the place, and keep the kitchen in particular clean and tidy.
