First-floor Main bedroom with en-suite bathroom & toilet available for rent in a lovely Georgian house in Kemptown. The house is quiet and will suit those who prefer a tranquil home space. Its around the corner from the Marmalade Cafe and Sussex Square; within 10 minutes walk to the Reading Room Cafe at Black Rock and the Saunas, cafes and Sea Lanes swimming pool on the beach and also approx. 5 minutes to the RSCH on Eastern Road.

The bedroom is large and has a wardrobe, chair and ottoman king-size bed and chair. You’re also more than welcome to use the garden patio; as well as the dining and sitting areas in the lower ground floor, which is where the kitchen is.

The house is friendly, mutually respectful and calm. It's also mainly vegetarian, and I prefer that you don’t eat meat in the house..
We have Kitchen/cooking agreements, which are: wash, dry and put away what you use and clean the kitchen surfaces when you use them, so that it’s welcoming to your housemates after you. All communal areas are kept clean by the housemates on a rotational basis. You’re responsible to keep you room clean.

You'll be sharing with two other lodgers - one an architect and the other a beach volley ball coach, both are very tidy. I'm a live-in landlord and work in a few startups. My daughter stays occasionally as well, in the spare room when she's over from Berlin where she lives.

All our energy comes from renewables with recent sheep's wool insulation installed in the loft. For clothes washing, there’s a washing machine, outside washing line and tumble dryer for when the weather is wet. The house water, gas and Economy 7 electricity costs are divided between the housemates, approximately £70 in summer and £100 in winter. I pay all the council tax.
