Hey all, moving out of the UK and looking for someone to take over my furnished double bedroom in a shared flat in lovely Comely Bank (EH4) from mid-September.

The room is on the second floor and shares an adjacent full bath with one other flatmate. There is also a washer and separate dryer, plus a large spare room currently used for storage and company. The lower level has the other two bedrooms, their own full bathroom, plus kitchen, dining and living rooms. There's a small balcony off the living room, plus a fenced back garden with a shed.

Current flatmates are three working professionals (F) who are friendly and mature. Work schedules can be quite different so while it's a social flat with guests welcome, solo time is understood and respected.

The ideal tenant is a professional woman, age 26 - 35. Mature students are welcome but would need to contribute to council tax.

Monthly rent is £450, total bills (wifi/energy) average £40/month plus council tax (council band E, ~£60 per month) = £550-600 total per month

Letting agency is Murray & Currie.

The flat is the upper unit of a terraced house, on a relaxed residential street. Just a short walk to Waitrose and Craigleith shopping park, Stockbridge and several bus stops.
