A comfortable private en-suite room is available for single occupancy in a well-kept, owner-occupied house on Colinton Road, very close to Edinburgh Napier University’s Craiglockhart campus and with convenient transport links into the city centre.

The lodger will have private use of their bedroom and en-suite bathroom, together with shared access to the kitchen and living room. This is a quiet family home rather than a busy student flatshare. The homeowner lives at the property, and her adult son stays there periodically.

Rent is £900 per calendar month, including gas, electricity, water, council tax and broadband, subject to reasonable domestic use. Rent is payable one month in advance. An £800 refundable deposit is required.

We are looking for one quiet, clean and considerate full-time student who would value a peaceful place to live and study. The room may be particularly suitable for a postgraduate, mature or academically focused student.

House rules:

• Quiet hours from 9:30pm until 7am.
• No parties.
• Visitors are only permitted with prior agreement.
• Keys must not be copied or given to anyone else.
• Shared areas must be kept clean and used considerately.

These arrangements are conditions of occupancy and will be included in a written resident-landlord lodger agreement. Please only enquire if you are comfortable with them.
