Hello!
My partner and I are looking for a friendly working professional to take our spare double room. Mature students are also very welcome to get in touch.
We're looking for someone who would enjoy living in a friendly, clean and relaxed home. We're sociable and happy to have a chat, share a film or play a game, but we're also respectful of each other's space and privacy.
Great transport links & local amenities
We're located just off Greengate Roundabout on the edge of Moston/Chadderton.
1. 7-minute walk to Moston train station
2. Around 10 minutes by train to Manchester Victoria
3. Buses stop outside the house roughly every 15 minutes
4. Around 25 minutes by bus to Piccadilly Gardens
5. Direct bus links to North Manchester General Hospital
6. 5-minute walk to PureGym
7. 5-minute walk to Aldi
8. Morrisons, Lidl and Tesco are around a 20-minute walk away
9. Around 20 minutes' walk to Bogart Hole Clough
So it's pretty easy to get into Manchester without having to drive everywhere.
The room
The available room is a furnished double room.
It comes with:
1. Double bed
2. Bedside table and lamp
3. Wardrobe
4. Table/desk
5. Shelving
6. Rug
7. Wooden flooring
There's also additional storage space available in the loft, and we're happy to put up additional shelves if needed and reasonable.
You'll have your own dedicated fridge and freezer in the kitchen, so you won't need to share fridge/freezer space with us.
The only exception is that we ask to keep our milk in there for tea and coffee — we promise not to take over! 😅
You'll also have two kitchen cabinets dedicated to your own food and kitchen items, as well as dedicated storage space in the bathroom for your toiletries and personal belongings.
About the house
We live in a larger-than-average semi-detached house with plenty of shared space.
You'll have shared use of:
1. Living room
2. Dining room
3. Kitchen
4. Bathroom
5. Conservatory
6. Large garden with patio furniture, BBQ and firepit
The kitchen is well equipped with an electric oven and hob, microwave, kettle, coffee machine, soup maker, air fryer, washing machine and dishwasher.
We're happy to share general cookware, plates and cutlery as long as you clean and put things away after use.
There's also a detached garage at the back of the property with some gym equipment which you're welcome to use.
We have a projector which is great for playing Mario Kart and watching films.
We use the driveway ourselves, but there is usually free street parking available nearby.
We also have Netflix and Disney+, which we're happy to share.
We're both quite house-proud and like to keep things clean and tidy.
We have a cleaner every two weeks who covers the communal areas, and a window cleaner once a month. Both are arranged and paid for by us separately from the rent.
We do ask that everyone is considerate and cleans up after themselves day-to-day, particularly in the kitchen and other shared spaces.
A bit about us
I'm Dan, 30, and I'm a data analyst. I work hybrid, usually 3 days in the office and 2 from home.
Chris is 32 and is doing a PhD in some sciency thing, so he's in the lab most days.
We'd ideally suit someone with a similar working pattern who is comfortable with there being someone else around during the day.
Chris likes to climb and game, while I like to swim, cycle and watch trash TV shows. 😅
We're not shy of a night out, but we're also very happy with a game/poker night or staying in to watch a film.
We're sociable and happy to have a chat, but we also understand that everyone needs their own space and privacy.
The important cat bit
We have two indoor cats – one is 7 years old and the other is 2.
They're both friendly, but they're very much part of the household. The room/house therefore isn't suitable for anyone with a cat allergy.
Who we're looking for
We're hoping to find someone who is:
1. Friendly and easy-going
2. Clean and considerate
3. Respectful of shared spaces
4. Comfortable living with cats
5. Happy to have a chat but also respectful of privacy
6. Ideally working or studying a similar sort of pattern to us
We're open to both working professionals and mature students.
Price & practical bits
£650 per month including gas, electricity, water and WiFi.
Council tax is separate and will be split equally between the three of us. The property is Manchester City Council Band B, which currently works out at around £50 pcm each. Full-time students may be exempt from council tax.
We'll have a written lodger agreement covering the usual arrangements, notice periods and house rules so that everything is clear for everyone.
If you're looking for a clean, comfortable and friendly home with plenty of shared space, great transport links and a couple of slightly nerdy but sociable housemates, we'd love to hear from you!
Drop us a message and tell us a little about yourself, what you're looking for and your usual working/studying pattern. 😊
