The household

Set in a detached executive house in a sought after area of Hellesdon, this is the landlord’s home. It offers a calm, friendly and settled household.

The household would suit someone who is usually out during the day and appreciates a home where considerate people respect each other’s space.

Finding the right person matters most. All genders are welcome, including LGBTQIA+.

Good manners, tidiness and consideration for others are essential.

A housemate is hypersensitive to strong smells. Good personal hygiene is essential. Please avoid strong perfumes and aftershaves. Curries and strongly scented spicy foods must not be brought into the house.

Guests are not normally permitted. Any exception must be agreed in advance.

The house and facilities

The room has storage and a desk chair.

You will have use of a large shared kitchen, a comfortable lounge and dining area with communal TV, full fibre broadband, a utility room and washing facilities. You will also have your own small fridge freezer.

The large bathroom is generally shared with just 1 other person. There is also a 2nd cloakroom.

Plenty of on street parking is available just outside the property.

Gardens, tennis and the River Wensum

Alongside the house’s garden, residents have use of 7 acres of gated communal grounds, shared privately with the immediate neighbours.

The grounds include a tennis court, available to book, and beautiful riverside frontage along a tranquil stretch of the River Wensum, with private fishing and boating rights.

The river is lightly fished. For a patient and skilful angler, catches have included chub of 5 lbs, roach of 2 lbs, pike of 17 lbs and carp of 21 lbs.

Taking a canoe, kayak or paddleboard along the river is a delight for your soul and a lovely way to unwind.

Much of the surrounding scenery is natural and rich in wildlife.

There are tucked away seats along the riverbank where you can simply sit and enjoy the surroundings.

The 26 mile Marriott’s Way walking and cycling route runs nearby, towards Norwich city centre in 1 direction and the historic market town of Aylsham in the other.

Convenient for Norwich and local workplaces

The property is well served by buses, with plenty of shops, takeaways and pubs nearby.

There is convenient access to the city centre and airport, as well as scenic drives to the Norfolk coast.

Drayton High Road bus stops are approximately 10 minutes’ walk from the house, with Yellow Line services 28, 29 and X29 into Norwich running approximately every 15 minutes during Monday to Saturday daytimes, plus evening and Sunday services.

The Hospital Lane stop is approximately 5 minutes’ walk away, with an hourly daytime 30 service, Monday to Saturday.
