NO EXTRA 'HIDDEN HMO BEDSITTER COSTS' a) Weekends most HMO occupants flee to escape stress and atmosphere😵, so incur extra monthly, hotel/travel bills of £200-400.
b) HMOs need to organise weekly rosters which invariably collapse in rancour and arguments about who cleans the toilets, bathrooms, kitchen, hall etc); splitting cleaning toiletries bills and paying into 'house expenses kitty';
c) cost of time wasted queueing all time and emotionally handling 6-12 other tenants, esp the messy one who ignores all cleaning and shopping rosters and so frequently arguments and tensions rise.
d) In bedsit HMOs one's 'surviving' in crowded stressed bedsits in 'pressure cooker atmosphere' crammed on top of each other😵💫. There's no privacy, constant noise 🥱 etc. Psychologists say bedsit HMOs are the worst form of housing for anyone. Two members of my staff have explained they 'need' weekly counselling therapy sessions to cope with behaviour of and lack of sleep of other tenants the landlord forces upon them as they're 'always so desperate for money'
Sadly estate agents/corp landlords don't care, interested only in counting their profits cramming in as many paying bodies as possible into their multiple 'investments' 60 to 100 bedsits. To them its 'just business' to squeeze profits💰💰.

⭐OX1 (Oxford's wealthiest postcode)- ONLY 25% is in fact city. For combined 'Oxford' postcodes OX1, OX2, OX3 OX4, just 30% is within quirky city boundary, 70% OUTSIDE city

Yet N, S & E Oxford, the OX2, OX3 & OX4 postcodes STRETCH MILES & MILES FOR 12KM THRU ALL BUILT UP AREAS: hence Oxford's congestion gridlock. My FAST 6KM COMMUTE is AT 60MPH on A34 DUAL CARRIAGEWAY and have just one traffic light to Park & Ride and city centre
⭐BREATHE FRESHER AIR- FAR LOWER (4-8 times) POLLUTION LEVELS due to Oxford's gridlock and industrial factories. (Worst w toxic levels is St Clements/Headington Rd, Cowley & Iffley Rds)

Yet go down hill, over boundary into town its far edgier w significant (21) high poverty 'multi deprivation' areas w crime hot spots everywhere. As motor industry declined, poverty increased and crime rising markedly in city
55% OXFORD HOUSEHOLDS RENT, highest in UK. Hence has UK's most transient population. Here its friendlier and people put down permanent roots due to better quality of life and higher happiness factors
URBAN FLIGHT has led most senior OU academics, science tech leaders, professional middle class and wealthier fleeing Oxford's urban deprivation to safer areas outside city. National Census 2021 confirms the urban flight:

⚠️Oxford crime per capita is shockingly high with the highest crime per capita in South East. Everywhere in Oxford, one is ONLY 200-300m from a CRIME HOTSPOT. Largest crime category is also 'violence & sexual assault', virtually HALF OF ALL CRIME. Crime per capita here is 1/10 Oxford city's
⭐Hence CAR INSURANCE FAR CHEAPER- in Oxford it's 4-5 times higher due to crime (Because of high car premiums and lower incomes, one third of Oxford households are carless, even though its a car making city w thousands of car workers living in the city!)
⭐OXFORD COMPRISES 2 CONSTITUENCIES w 2 MPs- 'Abingdon & Oxford West'- moderate, very pro EU reflects wealth, dynamic science tech sector and Oxford Uni dons;
'Oxford East' (most of Oxford)-Its the 'most unrepresentative constituency' in UK today w almost 90% voting left wing or extreme Left wing (at last General Election it was only 35% nationally)
Oxford voters used to be moderate yet its radical switch to very left wing has occurred in mere 30 yrs, as Oxford's prosperous middle classes and academics have taken 'urban flight' 〽️to the far better quality of life just outside the city, their houses converted into thousands more bedsit HMOs by new landlord investors seeking to profiteer from 2nd highest rents in UK
⭐Oxford 'BEDSIT LAND'- has 'MORE HMOs IN ALL UK' (3,500 legal HMOs w 25,000 bedsits, and 1000 illegal HMOs w 7000 more bedsits, so 32000 bedsits in population of 120,000), housing 26% of all residents
⭐In contrast just outside OX1 we have just 25 HMOs w just 90 bedsits👍in 45000 population so a tiny <O.2% of population.
⭐Oxford's great for working in, but not exactly relaxing or conducive to quality of life. When inexperienced people first arrive to 'Oxford' or Science Vale, as income rises they quickly move, usually to NAbingdon. And when people come to NAbingdon they mostly stay as they're happier here; Abingdon's population highly stable w only a 5% annual change; Oxford population🧳 is "most transitory in UK" w 30% annual turnover (60,000 uni students 5000 academics) arrive or leave. It's why estate agents are famously arrogant because of the huge annual 'churn' in renters. Abingdon's in UK's Top 5 fastest growing areas😏 past decade; Oxford not even in top 100
Oxford's beautifully maintained colleges 😍 and world renowned glorious library❤️ and fantastic facilities I use, but of course It's STRICTLY NO ADMITTANCE🫸 and they're walled off🔐 with high walls to keep public strictly out. Yes, architecture and gold Cotswold stone are ravishingly beautiful 😍and everyone takes photos in their first hour from street, but that's it unless one's privileged and able to use OU's superb academic facilities. To 80% of Oxford residents not affiliated w OU, it's as 'useful' as any forbidden walled private space i. e. no benefit beyond the photos everyone takes when they first arrive in their first week here. But then that's it
Oxford's sole advantage is it being the county town and its shops: Though Westgate was refurbished 5 yrs ago its like most shopping centres and a great opportunity to do something was yet again wasted. Yes the Covered Market has a handful of interesting shops- if you ignore the fact 70% are 'tourist shops' to wile away an hour for any foreign tourist on a coach tour.
⭐Both Oxford and Abingdon 🌐international in outlook. Oxford is now over 40% overseas born, Abingdon a more modest 25%

⭐Daily I enjoy a lovely choice of 2 v fast commutes: idyllic rural Old Abingdon Rd thru wooded Bagley Wood/Boars Hill, or superfast A34 at 60mph. No traffic lights and no stops 85% of my commute. No Oxford gridlock either route in i can choose
⭐Abingdon officially Oxfordshire's MOST PROSPEROUS URBAN AREA per latest 2021 census w HIGHEST AVERAGE HOUSEHOLD INCOMES, 20% HIGHER than Oxford. Abingdon and Oxford house prices on average same (govt Land Registry 2024).
History: Abingdon is UK's 'longest continually inhabited settlement,' with foundations 6000 years old, a tad older than younger sister Oxford's Saxon roots by a mere 5000 years (Oxford was founded when Norman robber baron invader Robert D'Oyly forced Anglo Saxon serfs to build a castle mound to protect himself from locals wanting vengeance for their wealth and land he'd plundered, and he and Norman king William I were also taxing them heavily too and shipping the wealth back to Normandy. Hence the crucial need to move from relatively undefended Abingdon and create a more defendible castle)
Abingdon was Royal Berkshire's county town 700 years until 1868. Has beautiful Wren designed County Hall built 350 yrs ago, "considered the country's grandest". (Banbury, Didcot & Bicester also have far more crime per capita than ultra safe Abingdon!😃) In Oxford police sirens and alarms are often going off. In one of the city's most prosperous areas, I seldom ever got a proper night's sleep due to the continuous crime. The reason for Oxford's huge college walls is pretty obvious: keeping criminals and locals out!!

OXFORD METRO has highest rents in UK after London due to exceptional demand 'Science Vale' Tech Triangle (UK version of Silicon Valley) and world famous university. High rents have been historic reality for a lifetime:-
1) latest govt statistics Aug 2025 say rents Oxford metro area increased 12% past year due to "exceptional demand";
2) UK Govt Housing Benefit website shows rents by postcode grouped into 220 'Broad Rental Market Areas' by housing type ('single unfurnished room' to to '4 bedroom house'). This confirms Oxford-Abingdon 'Broad Rental Market Area' BRMA (a 15 mile radius of Oxford) had HIGHEST AVERAGE RENTS for single unfurnished rooms ie bedsits in UK outside London of £905pm 2 years ago. This average rent figure is despite the BRMA 'average' embracing many rural areas incl Carterton Witney Wantage Wallingford reducing the 'average' for the 2 central areas Oxford and Abingdon.
After collating all rents across the country, the govt then calculates for every area the BOTTOM 1% as 'cut off' for Housing Benefit figure it will pay anyone on benefits. Currently Housing Benefit is £600pm frozen past 4 years for a 'single unfurnished room'. Councils can award a further £150-200 pm discretionary top up, increasingly offered to offset last 4 years rent rises imposed by landlords to reflect market, inflation and demand.
Benefit claimants can thus get from govt at least £750-800pm for a 'single unfurnished bedsit'
3) Spareroom's own research- Oxford Abingdon 'has highest rents outside London', average Spareroomer 2 years ago paid £850 (rent only), 'over 72% paying more than budgeted';
4) Oxford Uni is famously an expensive uni to attend with costs 2nd only to London's Imperial, LSE & UCL. URBAN FLIGHT- many novice Oxford academics 'trial' living in Oxford for a year or so, then prefer moving out to NAbingdon due to Oxford city's relatively poor quality of life (traffic, pollution, noise, poverty, high crime), which middle class Abingdon simply doesn't have. MASTERS/DPHIL students new to Oxford similarly follow their academic peers, scientists & professionals to safer greener more prosperous NAbingdon when they see Oxford's accommodation choices available

Usually person invited to view joins as a guest. A good fit is with a person who appreciates a slightly higher standard and a few finer things in life who doesn't want their own small flat or bear significant upfront £500-1000 estate agency fees, utilities, maintenance, paying cleaners, gardeners etc and standard one year contracts all Oxford agents have hitherto only allowed.
