Emergency cover is in place through British Gas for heating, plumbing and electrical breakdowns, cover this is a free service insurance that covers the complete house and is free .

💰 Rent, Deposit and Payment Method

Rent is charged on a 28-day rolling payment basis and must be paid every 28th day via PayPal.

All advertised room prices are based on single occupancy only.

A deposit is payable before move-in. The deposit amount will be as stated for each room and will be protected in an approved deposit protection scheme where required.

👥 Double Occupancy / Couples

Double occupancy may be permitted for couples who wish to share a suitable room, but this must be agreed in advance with the landlord.

All advertised prices are for single occupancy only.

If a couple wishes to share a room, an additional charge will apply. The double-occupancy charge must be agreed in writing before the occupation contract is signed.

📆 Contract Term and Renewal

The room/property will be let under a 6-month fixed-term standard occupation contract.

Any extension or renewal must be discussed and agreed no later than one calendar month before the end of the 1 st 6-month fixed term.

If both parties agree to extend, the new agreed term, rent and payment arrangements will be confirmed in writing.

Once occupancy is agreed the rent is locked and will not increase to a max period of 24 months after this period the rent will be reviewed

Any notice to leave, early surrender, replacement occupier, or end-of-contract arrangement must be dealt with in accordance with the written occupation contract and agreed in writing with the landlord 28 day notice requirement both ways is required.

• Student ID
• Official enrolment letter or proof of full-time student status
• Emergency contact details
• Rent and deposit before move-in

The house is primarily intended for students registered with Swansea University or another recognised university/college.

Council tax exemption depends on full-time student status and the occupancy of the property. If a person’s student status ends, or if a non-student occupies the property, council tax liability may apply.

Working professionals may be considered separately, subject to different terms and any applicable council tax responsibilities.

🚫 House Rules and Expectations

This is a quiet and respectful shared house. Occupiers are expected to:

• Keep communal areas clean and tidy
• Dispose of rubbish correctly in the outside bins
• Respect neighbours and other housemates
• Report maintenance issues promptly
• Avoid excessive noise, especially late at night
• Not smoke inside the property
• Not keep pets
• Not sub-let the room or allow anyone else to live at the property
• Seek agreement before having overnight guests, so the house remains safe, lawful and respectful for all occupiers and keeps within the insurance on the property .

Overnight guests are not permitted to become additional occupiers unless agreed in writing with the landlord.

If communal areas are not kept reasonably clean, professional cleaning may be arranged and charged where appropriate, subject to the written occupation contract, deposit rules and evidence of cost.

🧼 Cleanliness, Hygiene and Inspections

Occupiers are responsible for keeping shared spaces clean and hygienic.

Rubbish must be placed in the outside bins and must not be stored in the kitchen or communal areas.

Rooms and communal areas must be left clean and tidy at the end of occupation.

A final inspection will be carried out before any deposit/bond return is processed, including checking for damage, cleaning issues, missing items, unpaid rent, outstanding agreed charges and final water bill contributions where applicable.

🏠 Before Move-In

Rooms will be redecorated where required, cleaned and sanitised before move-in.

The property is insured by the landlord. Occupiers must arrange their own contents insurance for personal belongings.

A notice board is provided in the hallway for house information and updates.

The aim is to maintain a respectful house share where everyone keeps the property clean, pays on time, respects each other’s privacy, and reports issues promptly.

📜 Advert, Property Summary and Contract Terms

This advert/property summary, together with the house rules, agreed room details, rent, deposit, payment method, utility arrangements and occupancy details, will form part of the written occupation contract.
