Hi everyone!

I have a lovely, fully furnished, affordable, single bedroom available, in a quiet home shared with a pleasant, 29 years-old male professional (me described by the landlord :D).

The flat is located on George Street in a two-flat house with a lovely, well-maintained garden. Most of the flat has been completely refurbished and redecorated in 2024.
The bedroom is fully furnished (single bed, wardrobe, chest of drawers, desk). Its windows are facing the gardens (no traffic) and let in a lot of sunshine when the weather allows it. It's also got a lockable door.
Moreover, the flat has a fully-equipped kitchen (hob, oven, microwave, kettle, fridge, freezer, chimney cooker hood (the stuff above the hob), washing machine with built-in dryer, foldable table, mini electric oven and plenty of storage).
Furthermore, there is a shared bathroom containing a shower, towel dryer, mirror and the usual stuff. Fun fact, it's also got super bright, true-tone LED lights which, I've been told, is useful for some girl stuff.
Finally, there is a relatively big living room with comfy couches and a TV. It’s suitable for doing yoga and similar things. Also, please note that that's a fake, electric fireplace in the picture (but it's still pretty chill to sit next to it during the winter). Speaking of winter, the flat has got gas central heating with a new, energy-efficient boiler installed in 2024.

In addition, the landlord is a very nice Scottish guy who keeps a keen eye on health and safety standards and sorts out everything needing to be fixed swiftly. Also, you will sign a contract with him even though I handle the rest of the things.

The rent is £340, excluding utility and council tax (if applicable) bills. In the last 12 months, the utility bills (electricity, gas, internet) were £79/month/person on average (lower during the summer & higher during the winter) and the council tax is £82/month/person. You will also need to pay a £340 deposit.
