Bedroom 1 is located upstairs and is a large double room with fitted wardrobes, chest of drawers and shoe storage unit. There is a new double ottoman bed with additional storage underneath. There is a large window facing the rear of the property with views overlooking the back garden and the nearby church. There is blackout roller blind.

Bedroom 2 is located upstairs and is a single bedroom with clothes rail, shelving and small drawers. The bed is a single ottoman bed with additional storage. The small window is facing the quiet street and driveway. There is a blackout roller blind.

There is a shared bathroom upstairs with an electric waterfall shower over the bath, toilet, basin and storage shelves. There is an additional shower room on the ground floor with shower off the mains gas supply, toilet and sink.

There is a modern large open plan kitchen/dining room/living room on the ground floor with dimmer lighting and patio doors opening out to the back garden and bar area. The living room has a wood burner stove, a 56 inch LCD TV and a L-shaped corner sofa. The dining area has a dining table, bulkette seating with storage underneath and two further chairs. The kitchen is a modern style fitted kitchen with breakfast bar, dishwasher, microwave, oven, fridge, freezer, air fryer, toaster, kettle, cutlery and cookware. There is a separate utility room which has the washing machine, ice machine and further fridge freezer and sink and worktop area. There is also a drying area within this room with a functioning pulley.

The house a driveway which fits two cars comfortably and there is unrestricted free parking on the street. There is a hidden bin storage area and log storage to the side of the driveway. In the back garden there is astroturfed areas with split level decking, fire pit, sheds, games room, seating and bar area.

The council tax is currently £149 per month and the gas/electricity is £98 and Broadband is £54 a month. The split of bills can be discussed when viewing the rooms.

——THE LOCATION ——
Peterculter is a large village on the border of Aberdeen City and Aberdeenshire. The River Dee runs through the village and there are lots of local amenities on the doorstep. Kippie Lodge and community gyms are also nearby. There are golf courses nearby and the Dee provides opportunities for wild swimming, paddle boarding and fishing.

There is a primary school on the same road as the house and the the house lies in the catchment area for Cults Academy. Peterculter lies 9 miles from Aberdeen city centre and is easily commutable by buses on the main road every 15 minutes and by car the new Aberdeen bypass link road from Stonehaven to Blackdog is only a 3 minute drive away. There is a cycle track along the old railway line which runs from Duthie Park in Aberdeen City Centre to Banchory, and passes through Peterculter about 100 yards from the house.

— The household —
I am a construction project leader who has lived and worked in Aberdeen for the past 11 years. I have recently taken up a new post in the central belt for the foreseeable future and rather than the sell the house that I have worked so hard to make my own, I have decided to rent out my spare rooms. I would like to be able to return to stay at the house to allow me to visit friends in the area once a month and so I’m looking for someone that would be able to accommodate that.

Ideally I am looking for someone who would like to stay Monday - Friday however this is not a deal breaker. It’s important that the new tenants are friendly and respectful and look after the house like it is their own. I would consider renting to a couple however I would be looking to negotiate the price of rent and the split of bills if this is the case.
