**Two Furnished Rooms Available in North Acton / Acton Main Line**

The rooms are available individually, so you are very welcome to get in touch even if you are only interested in one of them. The rent is £815 pcm for one room and £770 pcm for the other, bills excluded.

The flat has three bedrooms in total, one bathroom, a shared kitchen, a washing machine, and good Wi-Fi. The rooms are furnished; for the £770 room, there may also be the possibility of keeping the current standing desk, which can be discussed.

The £770 room has a roof window, is quiet, and tends to be warmer than the rest of the flat in winter. It also has a wall-mounted dehumidifier (which is useful also for drying clothes). The corridor has a thick carpet, so footsteps outside the rooms are not too annoying, and the sound insulation between the walls is decent.

The flat is in a convenient location: around 5 minutes’ walk from Acton Main Line station, 15 minutes’ walk from North Acton station, and about 3–5 minutes from local supermarkets, shops, and the post office.

The current tenant in the third room is a PhD student. We are looking for students only, in order to keep the household exempt from council tax. The flat would suit someone tidy, respectful, and easy to live with, ideally looking for a calm and friendly home environment.
