My flatmate is moving out to live with her partner, so I’m looking for someone to fill her room.

The room 🏡:
Small double including furniture. Just outside the bedroom is a storage space that can be used as a closet just for you (current flatmate has stackable drawers, but can also include a clothing rack instead). The main bathroom is huge and would also be yours, as I have a small en-suite. There’s also a glass closet by the entrance and can be used to store books.

Flat:
2bed 2bath with a large balcony that’s lovely in the summer. Open plan kitchen. Im also planning to invest in a few replacement bits to the original furniture in the living room to make it cosier. There’s a storage room which is shared and is used to store luggage and other household bits. The building also includes an elevator & bike storage.

Excellent location near Hoxton overground and Old Street station. A Lidl and lots of small local green grocers a few mins away, and an Aldi, M&S and Coop a bit further down by Old Street. There’s a nice Curzon cinema just across the road, and shoreditch park is a five minute walk. The flat is also a 20-25mns walk to the City.

Who I’m looking for:
- Someone that values a very clean and tidy household and participates in keeping it that way. Heavy emphasis on this as we currently keep the flat this way all the time. For example, we have a rota where every week one of us fully cleans the common space and no shoes in the house.
- Someone Looking for a calm space. I work in a busy job so I try to use my mornings and wind down early in the evenings whenever I can. I’m also light sleeper so someone who is considerate of this or with a similar life style would be a plus.
- Someone that works most days from the office (3 or more). The room is small so it likely won’t fit a setup. We tried having a work setup in the living room, but it’s quite disruptive when one wants to use the space to relax. However, for a day or two a week definitely no issues.
- Although the flat is in a new build, we do still have to heat in winter as the bedrooms tend to get cold. Thought to mention this as some new builds don’t require any heating in winter. The bills currently reflect our reasonable usage and we try to be very mindful of it, so if you’re someone that needs heating on overnight and a lot of the day, the bills will not be reflective of this (my flatmate and I are also often away around 2 nights a week)

Rent and Bills:
Rent is 1250. Bills come around to 164 pp per month (84 council tax, 20 water, 15 fiber wifi, around 40-45 for gas & electricity).
Contract is up for renewal in September, so rent might go up, which we would split equally to keep the same difference (often a small increase). Move in date flexible if needed later.
