A recently refurbished semi-furnished 4-bed property in the centre of Cambridge, situated off the popular area Mill Road. Within minutes of a large array of restaurants and shops, and a 10-minute walk from Cambridge Station, we find this a perfect location to live.

We are currently three professionals: M(26), M(23), F(22) and met through SpareRoom just over a year ago. We are all quite relaxed, good friends, have good banter, and enjoy hanging out together over movies, meals, drinks, and the occasional party. But we equally respect each other's space - we're all generally busy people and take initiative to keep everything clean and tidy. We have a mixture of hobbies that include cycling, bouldering, piano, cooking, veganism, and roller-skating to name a few.

We have a great relationship with the letting agents who have quickly investigated the few issues we've had with the property within hours of our request, and usually resolve them the same day.

This house includes:
- A large open plan kitchen/living room area.
- One bathroom, with a shower, bath, and toilet.
- One additional toilet room.
- Modest garden with lockable shed for storage e. g. bikes.
- Parking available with a resident's permit.

Other charges not included:
- Council tax: about £38pppm
- Utility bills (broadband, gas, water, and electric): about £80pppm (this will hopefully go down as the weather improves)
- Considering a cleaner (3 hours ever other week): about £30pppm (although this doesn't remove you from cleaning too :P)
- The tenant moving out is taking some furniture so we will have to share the cost of some general furniture/ equipment e. g., new kitchen table, TV stand, microwave

General expectations to ensure everybody feels comfortable and respected:
- We follow a weekly cleaning rota – From previous experience, things don’t get done without this and one person ends up doing the work.
- Ensuring overall tidiness of the communal areas – Taking initiative to empty the dishwasher, clean dishes, wipe down surfaces after use and vacuum.
- Any overnight stays for multiple nights must be discussed and agreed with everyone in the house beforehand.
- Any house parties must be approved and agreed with everyone in the house beforehand.
