We are looking for a new housemate to join us in our house in Tooting Bec as one of our housemates, Arj, is moving out into his own place. We're ideally looking for another guy to move in to keep the balance.

The room for rent is fully furnished and really spacious. The room comes with a double bed, chest of drawers, wardrobe, wooden shelves and desk - so loads of storage!

There's a large bathroom shared with 2 other housemates (the 3rd housemate, Hannah, has a separate en-suite on the top floor). There is a spacious kitchen and dining area as well as a separate lounge room with lots of space, light and houseplants (please add your own!) as well as full Sky package, plus a beautiful kitchen with an extra-large hob/oven and dining area. And two fridges.

The south facing garden is fantastic and in constant use, especially in summer for BBQs.

The current housemates are Tim (33, Australian), Hannah (31, English) and Gabby (27, English). We enjoy hanging out together in local pubs, brunch spots or at pub quizzes, but also have our own circles around London as well. We'd love someone who will treat the house like a home, not just a room.

We are a 2 minute walk from Tooting Bec tube, and a 15 minute walk from either Balham or Tooting Broadway. There's loads of good pubs and restaurants close by, as well as the excellent Tooting market!

Bills total £127 a month paid into a central house account. This covers everything - council tax, utilities, Sky broadband and TV, cleaner that comes once a fortnight, and any money leftover is used to buy household things such as cleaning products, bin bags, etc. There is also a deposit of £750.

If you have a car you can apply for a permit through Wandsworth council and park on the street.

The room will be available from 9th June, but Arj can be flexible with dates if you need to move in a bit earlier. A standard contract for us here is 12 months with a 6 month break clause, the new tenant will join the existing contract, though this has just been renewed so the price listed is guaranteed for the next year. The house is let through an agency who would undertake all the relevant referencing and checks prior to moving in.

Our landlord is super friendly and is always on hand to help sort any issues immediately. Let us know if you'd be interested in coming to view the room, it'd be great if you could include a little bit about yourself as well.
