Large house, 2 shared lounge / tv rooms, disco / music room, conservatory (used as gym) garden with fish pond ( occasional fish feeing and garden watering duties included with room), patios and currently a small chimenea, garden seating, strangely diverse semi mowed lawn.
Double room with en-suite shower (no wc just shower in this room). One shared wc downstairs, and full shared bathroom upstairs.
Ample parking. Next to park, and Tesco express is 0.2 miles away (approx)
Town centre is less than a mile away.
Quiet street / no through traffic.
Trees and bird song included (nature depending)
I work a lot sometimes and am indoors other times: no fixed rule.
Generally quiet and once of twice a week (for example) I may play Irish music and darts.
I don’t have many visitors and usually prefer it that way: to be discussed I suppose.
The space may suit someone that works from home.
The kitchen is quite large (in my opinion), slightly dated fittings but modern electric (double oven, one fan one standard.. I think) oven, washing machine, tumble drier and dishwasher.
I’m generally a well regulated cleaner depending on work load, and I try to cover the house once a week at least.

Instinctively (but not set in stone) I feel more like sharing with female energy, I don’t want a ladish house (banter is a least favoured word), but I will see how this add goes (as I say I’m not totally sold on the idea of a lodger, but I suppose I have to advertise and see how I feel.
I don’t mind cats or dogs (well behaved of course: I don’t want things chewed)
There are a lot of cats in this area so cats disputes over territory are quite common: if you have a cat this is a consideration perhaps,(the roads are quiet, but the cat population density is reasonably high)
I’d probably prefer only dogs that can live with other dogs in case I get a dog.
Also of course the fish pond might be an issue for some dogs but could potentially be fenced off.
No couples.
Professionals preferred, or post grad students.
I’m very open minded on religion: but I suppose overwhelming religious intent or spirituality can make me feel uncomfortable at times: can be discussed I suppose,

I have suggested some bills are included.
I add this because it’s sort of depends how much energy someone might use.
My energy use is low, and I mostly end up in credit on quarterly energy payments. I accept another occupant would make the energy bill higher but it also depends how much: can be discussed.

Currently the house has a few smart tvs:
Netflix, Now TV sports and now tv entertainment ( I could get enhanced subscription for multiple tvs on now and Netflix if desired) and prime video are currently subscribed.
Storage space in most of the house and shed and loft is limited until I manage to streamline my storage.
I could fit an additional bicycle in the small bedroom I use for storage and maybe some other things.

Ideally prefer someone active/ into some kind of fitness/ walking etc.
