This is a large double room in a friendly, peaceful shared house.

This is a friendly, peaceful household where there are currently 3 ladies and 1 gentlemen, all of whom have lived there at least 2 years.
Selection: I introduce prospective tenants to existing tenants to receive their input before allowing a let. We are looking for quiet, clean, respectful housemates who do their bit to make it a home for all.

Your deposit will be held in the government protected scheme, DPS, as is legally required. I will ask you to show me a few recent payslips as evidence of employment and confirm you have an NI Number. I will also ask for a reference from a previous recent landlord. If you are non-UK national then you will need to provide valid Right to Rent.
The deposit and a month’s rent in advance due on move-in day. Rent to be paid monthly by Standing Order (no cash). You will have a contract based on the recent UK law changes from a National Residential Landlords Association template.
My tenants tell me I am a considerate landlord and I have good relations with tenants and like to ensure they also all get on. I do much of the maintenance myself so you will see me about.
The house is a registered HMO on a licence from Castle Point Borough Council. Council Tax is paid by me. I have a valid EPC Certificate and 5-yearly electrical safety test certificate. We have emergency lighting and mains-wired smoke alarms in the communal areas and self-closing fire doors throughout. I have landlord insurance that covers buildings, my contents and liability but (as for all lets) you would need your own contents insurance.
Lots of free parking nearby on the road. Space may be available on the driveway but no allocated spaces.
