Howdo, here's what we're looking at.

The room has a brand new king-size bed and mattress, new carpet, a ceiling fan, and its own private toilet and sink. There's also a projector with an HDMI connection and a 5.1 surround-sound system, giving you a great space to relax and enjoy your own entertainment.

The house:

You're welcome to make yourself at home and use the lounge, garden and shared facilities, including the kitchen, dishwasher and washing machine. There's a shower room downstairs next to the kitchen.

There's a gated driveway available for your exclusive use included in the price, as well as on-road parking.

Location:

The house is in a great location, with plenty of green space nearby and good connections into Birmingham.

* **Transport:** Buses 67, 28 and X14, with the city centre around 20 minutes away.
* **Pype Hayes Park:** Right on the doorstep.
* **Plantsbrook Nature Reserve:** Within walking distance.
* **Sutton Park:** Approximately three miles away.
* **Shopping:** The Fort Shopping Park and local supermarkets are nearby.

A little about me:

I work from home in safeguarding, so I'm around most of the time. I'm relaxed, open-minded and non-judgemental, and value honesty, mutual respect and good communication.

I'm also a musician and pianist. I generally play using headphones, but I do sing when livestreaming, so it's worth mentioning that upfront. I'm a bit of a night owl, although I also appreciate having a peaceful home. Ideally, I'd like someone who enjoys a relaxed atmosphere, values their own space and appreciates a bit of peace and quiet too.

I also use prescribed medical cannabis, which I'm happy to be upfront about. **Smoking of any kind isn't permitted inside the house, although vaping is fine.**

Who I'm looking for:

I'm open to working professionals, students or anyone looking for a comfortable room in a relaxed home. I'm not looking for a party house, and I'd particularly suit someone who appreciates a peaceful environment, is considerate of shared spaces and is happy to treat the place as their home.

You don't have to share my interests, and there's no expectation that we spend all or any of our time together. I'm equally happy for us to have a friendly chat over a cuppa or simply get on with our own things.
