Located in Apperley Bridge on the Leeds/Bradford boundary. Technically Bradford but posher so feels like Leeds. BD10 0NA. Has its own train station to get to Leeds or Bradford only 13/14min. Nice area. Canal towpath and river and woods walks. Shops, pubs and gym. Everything in walking distance. Cafe round the corner. 1 min walk to bus stop, A2 flyer bus direct into Bradford, connects for Leeds.
Our space is currently aimed at short term stays for contractors, visiting students, people new to the area needing a base to help relocate etc

We have a spare double room for a lodger in the annexe on the side of our house.
Lodger will have their own private front door, bathroom, bedroom, kitchenette and lounge. The house is having some work done down stairs so the space to rent is upstairs only, like a 1 bed flat. The house is actually a 3 bed but 2 of the bedrooms are converted to lounge and kitchenette respectively.
The area to let is secure and separate to the working area so dust/dirt is contained and works will be limited to social hours. We're sure we can work around each other as we are doing the work ourselves. When works are carried out are open to negotiation. e. g. maybe only when you are away with work or weekends. We can be busy doing other things no problem.

• Bathroom – ensuite family size suite with cupboard storage and drainer. Electric shower over bath
• Bedroom - Double with full fitted wardrobes, double mattress and bed
• Kitchenette upstairs - table, chair fridge with freezer compartment, microwave, toaster, kettle + hob

• Use of washing machine downstairs in unfinished kitchen
• Lounge upstairs- Family size with double sofa bed, (guest ok by arrangement). Large screen TV with on download only services, the free type and no Tv license so no BBC.
• Driveway Parking space - Off street private to the rear under street lamp. Safe area
• Front garden- south facing with table and chairs and space to hang laundry OK
• Wifi - BT Broadband tested throughout stay ok
• House general - full GSH, combi boiler, uPVC glazed throughout. No fuss, no cushions, nik naks, minimal furnishings
• All bills included
