A beautifully furnished Super King Room with its own private bathroom is available in a stunning 1,200 sq ft Regency garden flat on Lewes Crescent in Kemptown, complete with exclusive access to the Kemp Town Enclosures and their private tunnel leading directly to Brighton beach.

The room is quiet, spacious and fully furnished with a BoConcept super king storage bed, Eve mattress, desk and chair, mirror, low cabinet, generous walk-in wardrobe and your own private bathroom, giving you plenty of space and privacy.

The flat itself is a calm, beautifully maintained home with two courtyards and over 1,200 sq ft of living space. It feels much more like a home than a typical flatshare, and with the landlord spending most of the year at their home in France, it's usually just a two-person household.

Sea Lanes, with its heated 50m outdoor pool and gym, is just around the corner, while Brighton Marina is only a five-minute walk away, offering restaurants, a supermarket, cinema and David Lloyd gym. There are excellent bus links to Brighton Station, the city centre and both universities, and residents' parking permits are available through the council.

A little about me: I'm 32 and work in high-end furniture design. Outside work you'll find me running, swimming, hiking in the South Downs, visiting galleries, cooking and working on creative projects. Being of Lebanese heritage, food is a big part of my life, and I love the occasional dinner with friends or a beach BBQ during the summer. I've been sharing the flat with my current flatmate for the past six months, but she's moving away at the end of July, so I'm looking for someone new to enjoy the space with.

I'm hoping to find someone who is clean, considerate and respectful, and who is looking for a genuine home rather than simply somewhere to sleep. It's a relaxed household where everyone has their own space, but it would be lovely to find someone who's happy to chat over dinner now and then, head to the occasional exhibition or gig, or simply enjoys good company from time to time.

If you enjoy being close to the sea, appreciate beautiful architecture, enjoy cooking, the outdoors, or simply want a peaceful home in one of Brighton's most sought-after locations, I think you'll feel very at home here.

Bills average around £90 per month.
