I’m looking for someone to take over my contract, which will end in August 2022. It is a semi-detached house with three floors, the ground floor has a guest toilet, kitchen and spacious living room plus a small garden.

The bedroom I’m posting is on first floor, which has a balcony. And there’s the other room next to mine. The second floor has another en-suite bedroom and a double room, and then the third floor is sun room where we hang our laundry at, there also is a patio garden up there.

This house is at a great location - just a few minutes walk from Brighton station. We have a big Sainsbury’s nearby, and it’s really close to London Road as well.

My housemates are all girls, so they would want only girls to take this room. They are very easygoing people, respectful, clean and tidy. We are all year 2 students at Sussex, most of us don’t smoke but since my room has a balcony you can smoke there. This is not a party house although girls would have occasional drinks or have friends over, but won’t be too loud and they prefer going out/to friends’ place to party, won’t have wild parties at home.

Something important to know since this ad draws quite a few people’s attention: 1. My contract ends in August 2022 so I’m afraid I can’t really make it shorter, it would be great if you’re okay with the duration of tenancy. 2. There would be additional charges for changing name on the contract, £355 in total and I have a list of cost from the agent, feel free to ask me for it. 3. It would eventually be my housemates deciding who gets my room since they’d be living with that person for the rest of duration of tenancy. Whoever likes the house and would like to take my contract will need to talk to them, to get to know each other a bit more and see if you guys would be a good fit. 4. My housemates would prefer students as professionals would have to pay for council tax which my housemates are exempt from, they think it’s not fair to professionals paying council tax for the house as this house is at band F, which is a lot to pay (almost £300 a month).
