A clean, light and bright double room with desk, in a peaceful house with patio and garden, near Sussex University and Brighton University. Lovely views, and the beautiful Downs are right across the road. You’ll be sharing with me (the owner), and one other lodger. The rent includes all bills and fast WIFI.
There's free on-street parking (uncontrolled Zone D), and a place to secure your bike.

Available from 23rd April. Short let for three months initially, with the possibility to extend.

The room would suit a mature or postgraduate student, a university staff member, or a nature lover.
You're a considerate non-smoker, who's happy to say hello and have a bit of a chat, but also happy doing your own thing. (Not suitable for people with lots of kitchen equipment, or other things that don't fit into their bedroom).
You're not a night owl (usually in bed by 23:00 or midnight during the week), are happy to respect quiet time after 22.30, will promptly clear up after yourself, keep communal spaces clean and tidy, and keep your room clean.
Ideally, you work or study outside the home at least 3 days a week, and are pescetarian, vegetarian, or don't cook much meat at home.

The room is fresh and clean, with a lovely fireplace and plenty of storage. The desk is W75 x D50cm and has a drawer, the chair is adjustable. There's a fitted wardrobe (two rails), fitted cupboards, drawers, bookshelf, under-bed storage and hooks on the back of the door, useful for hoodies, jackets, scarves and bags.

There’s a gorgeous view from the back of the house, and a strong shower (no bath). Outside, there's a multi-zoned garden with a pond and berry bush, as well as decking and a patio, it's lovely in the summer.

Beautiful hills, with sea views, are right across the road. It's a 2-minute walk to the corner shop and post office, pub with beer garden, and the #49 bus into central Brighton, or walk down to Lewes Road to choose from many more buses. It’s a quick bus ride south into town, or north to the Falmer Campus and Lewes. The #25 bus runs all night, to get you home after a late night out at the weekend.
Also nearby are Brighton University Moulsecoomb Campus and Library, and Moulsecoomb train station (not a mainline station) linking to central Brighton, Falmer and Lewes.

I’m a friendly pescetarian, normally working office hours from home. I like to get out several nights a week, and at the weekend. I enjoy singing, parkruns, and getting outside when the weather’s nice.
