There’s extra space for a desk if needed. It’s a lovely warm room that gets afternoon sun, and is at the back of the house so benefits from no street lights or road noise.

There is access to a large kitchen/diner, shared living room, a bathroom with bath and shower over, and a sunny west-facing garden. The house has double glazing, gas central heating with a combi boiler, and the kitchen has all the mod-cons including a large fridge/freezer, dishwasher, air fryer, washing machine, and heat-pump tumble dryer.

There is a bike rack in the front garden, free on-street parking, and a bus stop over the road. The house is ideally located within a 10 min walk to town, and a 10 min walk to the downs, with supermarkets within easy walking distance. Bills included with fair use, including energy, water, council tax and 1Gb broadband.

I’m looking for someone who enjoys a calm, independent household where everyone has their own routine and space. Between working from home and managing a horse and dog training outside of work, my schedule keeps me really busy, so I tend to keep entirely to my own routine.

This is a friendly, quiet base where we can both just come home and wind down in peace after a busy day, rather than a high-energy, highly social house-share.

A predictable, quiet routine works best here, particularly because of the dogs. Because they thrive on consistency, I’m unfortunately not able to accommodate regular visitors or overnight guests. The ideal person is someone who is clean, tidy, and happy doing their own thing.
