Large, sunny room with bay window situated on Sefton Park Road, just 2 minutes from St Andrews Park. You'd be sharing the house with 3 sociable guys working in research. I'll break them down a bit later if you're interested in a viewing, but to be clear it's not a spare room, but a home. The house was renovated just before we moved in February. You have amenities in every direction, with the busiest/best bit of Gloucester Road a short walk through the park, Lidl & Aldi a 15 min walk away and a couple of handy shops less than 5 minutes walk.
Very consistent buses with stops to each side of the house within 5 mins walking, as well as Montpelier train station around a 10 minute walk down the hill. The location is without a doubt the highlight of this house, ironically being cheaper than most areas with the Lidl/Aldi, greengrocers close-by and rarely needing public transport unless you're commuting.
The house came unfurnished, but the common spaces are furnished now so you won't need to provide anything for the common spaces. For the room, I'll be leaving the curtains, clothes rail and bedside drawer but you'll need to get yourself a bed & wardrobe to complete the room setup. FB marketplace is a godsend and everyone managed to find their own stuff with relative ease. The guys have cars and they'll be willing to pickup any FB finds if you ask them nicely.
Two nice, bright bathrooms: one a shower/bath & the other a shower. There's two fridge/freezer units so plenty of room for food prep if that's your thing. Garden gets good sunlight and there's a BBQ and space to grow vegetables. All these you'll get a feel for when you have a viewing. There's an extra office room with two desks & for drying clothes and there's usually an extra space around it you work remotely.
This room does require a tenancy agreement (we'll be amending the current one) and it takes 1 month from start to finish, aiming to have the finish around the end of July/start of August. This aligns with a standard 4 weeks working notice. The current contract is due to expire in Feb 2025 and then onto rolling monthly from that point.
It's a very spacious house for Bristol and the local community is friendly (running a closed street party annually) and anything left out in front of houses is free to take (which can include furniture).
A round out of all the costs
Monthly Rent - £750 (10th of the month)
Monthly bills - £100ish
Deposit - £865
1-off agent fee - £150 (I'm paying the other half)
