Hello

Joan and I have a lovely big spare room in our three-storey house in Locking Parklands, Weston-super-Mare, which we want to offer to a single woman.

Following are a few things you might want to know about before reading further:
- Sorry - no couples or overnight stays by partners.
- Weston-super-Mare is about 25 miles South of Bristol.
- We have a recently-adopted dog, so if you also have a pet they will need to get on well together.
- If your pet is a cat, they will have to be house-trained because we have sisal carpet on the stairs.
- We want to keep to an all-female household.
- We do not have enough space to accommodate somebody who has a lot of possessions, especially household items like furniture, kitchenware etc.
- Genuine non-smokers only.
- The actual, official living room is not a shared space. Instead, you will have a place to use as a living room (explained below).
- The photos include how the master en suite looked when my sister was using it, and how it looks now.

THE BEDROOM

Located on the top floor and up two flights of stairs, the master en suite is the best room in the house. It comes furnished with a super king size bed, chest of drawers and fitted wardrobe. It overlooks a park and gets lots of natural light.

THE HOUSE

You will have shared use of:
- The ground floor kitchen with all white goods (washing machine and dishwasher included), and kitchenware, plus space of your own for food storage.
- The ground floor cloakroom, with guest W. C.
- The ground floor office/study, which we are converting into a space for you to use as a dining and living room. Somewhere you can eat and relax, away from your bedroom.

THE GARDEN/S

The back garden is small and connects the house with the off-street car parking spaces. Two for each household, so there's one for us and one for you.

We plan to turn the garden, eventually, into a productive area for food and/or wildlife. The front garden is titchy, and I plan to grow culinary herbs there.

JOAN AND I

Joan is the owner of the house, and she has mobility issues. She lives on the first floor. She spends the day sitting in front of the TV, knitting. She has had hearing loss in the past and I am deaf, so the TV always has subtitles on and the sound off.

I care for Joan and I am unemployed. I was born and grew up hearing and I speak clearly. I know sign language but not to fluency. I don't go out to socialise much at all, and we very rarely have guests.

We two humans are omnivores, but much of our diet is vegan wholefoods. I cook a big lunch every day. Dinner tends to be leftovers or something quick and simple, so the kitchen is usually mostly free in the evenings.

I clean the house, so you would only have responsibility for your own bedroom.

Joan and I always keep the planet in mind whenever we do or buy anything. We don't kill the insects that turn up in our house and gardens. We reduce, reuse and recycle. The house is quite new (EPC rating is A), and well-insulated. Joan is easily cold so in winter we use the heating regularly in Joan's rooms, with this creating warmth throughout the rest of the house, and we find we don't need the radiators on elsewhere. We turn off lights, radiators and taps when and where we don’t need them. We avoid chemicals, and we provide all the natural cleaning products for our home, including for your room.

We adopted Maggie from the RSPCA in early July. She is about 11, calm and very well behaved. She has never yet barked.

YOU?

Above all, we seek somebody who is emotionally mature. If you are unhappy about something, to explain it to us in a calm manner and give us the opportunity to help put things right.

Unless you know some sign language, you will need to be adaptable in how you communicate with me, as even in the best circumstances, only up to 30% of words are possible to see on the mouth (lipread).

It would be easier if you are a professional with an outside job to go to, so I can continue to make a mess in the kitchen each lunchtime, and clean up before you get home.

OTHER

We have had a reshuffle of inhabitants and cleared most of our clutter, and we are experimenting with furniture layout using what we currently have. Over time, we will likely bring in furniture/storage that will work for us and the way we want to use the house. Previously we rented out only the master at this price of £625 monthly, but we want our new lodger to eat and lounge in the study to avoid food and drink in the carpeted bedroom, and also because living out of one bedroom is not great for mental health. So some small areas of the house and your living room are not perfect yet, but we expect your patience will be rewarded in time while we work through our list of things to do.

All the usual bills are included, including broadband and Council Tax (Tax band is D). You would pay separately for your personal phone and contents insurance.
