It is a light, south-facing room with far reaching views out towards Leigh Woods. There are four, large built-in wardrobes as well as some smaller bedside cupboards and draws, a double bed, bedside lamps and a wall-mounted TV/monitor.

Downstairs is the kitchen with dishwasher and washing machine; and the large lounge-dining room with doors leading into the garden.
Outside we have a little front garden and larger stepped back garden with sunny patio and garden furniture & space for potted plants. There is also on-street parking in front of the house for one car.
Blaise Castle Estate is directly behind the house, which acts as a great extension to the garden and offers hundreds of acres of woodlands, fields and streams to explore and enjoy.


Transport links:
We are situated in the Dott electric bike and scooter zone with a well-provisioned pick-up point just around the corner. There are also bus stops approx 10-15min walk from the house with links to different parts of the city and Sea Mills train stations is a 40min walk/10min cycle away.

Hello, my name is Ellie and I have lived here for just over 3yrs now.
I enjoy spending time outdoors and get about town by bike 🚲🍃
I work from home approx 3days/wk and spend a night away from home on a semi-regular basis with work.
I spend several weekday evenings out of the house (choir, dancing, karate) - any fellow martial artists or dancers very welcome for home practise, but definitely not a must! 😄
I appreciate a clean & harmonious home environment ✨
I am an independent person and value time with myself and am respectful of other’s need for peace & quiet, but am equally open to socialising and enjoy a good conversation, shared activity or joint outing, if our interests overlap 😊

Costs:
The room is £700/month and bills come to approx £150/month (each), bringing it to an all-in cost of £850/month (TV licence, gas, water, electricity, council tax included).

Contract:
Mon-Fri let or long- or short term arrangements welcome.
I use a standard lodger agreement and require a character reference too please.
