We have a lovely big room available for an emotionally-mature, nature-loving woman who will be a good fit for our all-female household, consisting of Joan, 83, and me, 58.

Following is a pretty complete description of what we are and are not offering. I know it's a bit long, but my objective is to help you be clear about what to expect, and to save all of us time in the longer run.

THE ROOM

The master with en suite is located on the top floor of our three-storey semi-detached in leafy Locking Parklands. It faces South-East, overlooking a large green, and the big windows let in lots of natural light. It includes a generously-sized fitted wardrobe with mirrors. The photos are of when a relative was using the room so you can see its potential, but now it contains only the super king size bed and chest of drawers (plus curtains, blinds and lighshade).

THE HOUSE

You will have shared use of:
- The kitchen with all the usual white goods, including washing machine and dishwasher. You can use our kitchenware. You will have your own cupboard plus more space you might need for your food storage.
- The ground floor cloakroom, with guest WC.
- Shoe rack by the front door.

Joan and I don't sit at the dining table to eat, so you have use of that space. (We might be moving the table into the office in May, please see below).

You will have your own off-street allocated parking space.

The back garden is North-West facing and quite small. It leads to the allocated parking spaces. You can use it to sit in, but we have plans to turn it into a productive food-growing and wildlife-friendly zone, so it isn't somewhere for dogs to do their toilet. However, in addition to the park right opposite the house, there are other small areas closer still for dogs to go.

We have added a water filter for drinking, and softener, so cleaning is easier. I do all the cleaning, so you would only have to clean your own room, and tidy up after you use the kitchen.

Joan bought and moved into the house when it was new-build, just four years ago. It has three bedrooms and three bathrooms, plus the cloakroom. There is also an office, which has been used for storage, but is due to be emptied this May, so we are likely to turn it into a multifunctional area, including possibly some space for our lodger to dine and lounge in.

JOAN AND I

Joan is intelligent, political and altruistic. Everybody likes her. She has mobility issues, and exclusive use of all of the first floor, except that I share her living room. She spends the day sitting in front of the TV, knitting. She is hard-of-hearing and I am deaf, so the TV always has subtitles on and the sound off.

I do not work, and I care for Joan, and attend to almost all her business on her behalf. I was born hearing and I speak clearly.

We are omnivores, but most of our diet is vegan wholefoods. I studied macrobiotics and I cook a big lunch every day. Dinner tends to be leftovers or something quick and simple, so the kitchen is usually mostly free in the evenings.

I have always revered Nature, and over the years I have learned much about it, along with ways to minimise my impact on the environment. As such, Joan and I always keep the planet in mind whenever we do or buy anything. We don't kill insects, and we make the effort to reduce, reuse and recycle. The house, which is A-rated, is warm for Joan's benefit, but we otherwise endeavour to keep our energy use low. We don't keep radiators or lights on in rooms we are not using, or fill the kettle for just two cups. We use only natural cleaning products, where they are needed at all.

HOUSE RULES

In addition to the rules mentioned elsewhere in this advert, in our house we kindly request the following:
- Shoe-free zone.
- Considerate day visitors are fine, but no overnight stays.

YOU

We would prefer somebody who is a bit like us, with regards to being mindful where the environment is concerned.

It would work best if you have a day job, because of the space I take up and the mess I make in the kitchen in preparing lunch, and which I aim to clear away by around 3pm or so. (I can keep it simpler during weekends).

Above all, we want you to be happy living with us and fair in how you communicate with us. If you are unhappy about anything, for you to explain it to us in a calm manner, and give us the chance to help put things right.

You will need to be patient and flexible about how you communicate with me due to my hearing loss. "Lipreading is a myth" is what some profoundly Deaf people claim. Indeed, only up to 30% of words can be deciphered through lipreading, the rest is guesswork and deduction, and with some people I often can't make out a word - it depends on many different factors. Our previous lodger had a speech problem and she typed on her phone to me.

PETS

We welcome house-trained and well-behaved pets. We have had cats in the past and we are very familiar with them. As we are at home almost always, your pets would have company all day. I used to take out the dog of our previous lodger for runarounds in the park opposite. We were thinking of adopting a rescue animal (or two), later this year, but we would only do this if you don't already have a pet.

OTHER

All the usual bills are included, including broadband and Council Tax (Tax band is D). You would pay separately for your personal phone and contents insurance.
