Looking for a lodger in a peaceful top floor flat in Brockley.

I'm open to either a shorter stay (minimum until mid-September) or something longer-term (up to 2 years) if it feels like a good fit for both of us. This is a single occupancy room.

The street is leafy and quiet, there are great connections into town, and we're close to Hilly Fields Park and Brockley Farmers' Market too.

Viewings will be at the beginning of July.
Move in: 1st/2nd August.

About the flat:

This is a two-bed flat with a kitchen and bathroom, a large shared garden, wooden floors throughout and large sash windows. There is no lounge.

The neighbours in the building are all easy-going, mostly couples in their 30s+, so the atmosphere is relaxed.

The room:

This double room looks out onto a large garden with beautiful mature trees.

It's furnished with a double bed, clothes rail and chest of drawers. There are shelves in the hallway for a little extra storage too. The flat is well equipped, so if you have lots of furniture or belongings, this place might not be for you.

Looking for:

I'm looking for someone calm, clean and 30+. Being a creative person is welcome too.

Someone who works mostly outside the home would be the best fit, as the flat is small and doesn't have a separate shared living room.

About me:

I'm an artist and teach gardening and cooking at a community garden. I love good food, cinema, galleries, books and being out in nature.

I'm a tidy person and like to share a meal and a chat every now and then. I'm happy for friends to be over, and love hosting the dinner parties from time to time, though generally I like the flat to be fairly low-key.

Home to me is a peaceful place, so I'm looking for someone with a similar energy.

I generally split my time between home, the community garden and my studio, so the flat is usually fairly quiet during weekdays.

Practical stuff:

* Rent is £850 all-inclusive (this may change slightly if bills increase significantly over winter).
* Deposit is £700.
* Reference required.
* This is a sublet. The landlord is aware and you would have a lodger's agreement with me.
* Length of stay is flexible. Short-term (minimum until mid-September) or longer-term (up to 2 years) considered. Let me know what you're looking for.
* Move in: 1st/2nd August.
